Atlanta, GA-based NitNeil Partners is developing a 60,000-square-foot facility in Dunwoody, GA. The four-story facility will be at 1274 Crown Pointe Parkway, in the midst of one of the Atlanta area’s largest business districts.

“The immediate reaction to self-storage is usually negative, but once we communicated the necessity for storage to support the neighborhood’s growth and presented an architecturally respectful design, we were met with open arms,” said Neil Sapra, principal of NitNeil.

The Perimeter Center neighborhood began development in 1971. It now features more than 29 million square feet of offices and 40,000 residents.

NitNeil plans to open the facility this October.

NitNeil has a record of developing facilities and quickly selling them to REITs. In 2014, the company sold a recently developed facility in Chattanooga, TN, to Sovran Self Storage for $6.55 million.

Park Place Storage Condominiums

A 238,000-square-foot self-storage facility soon will be built in Cottage Grove, MN.

Paul Jorgensen, owner of Park Place Storage Condominiums, is leading the project. Park Place Storage operates four facilities in Minnesota, one facility in Wisconsin and one facility in Ohio.

According to the South Washington County Bulletin, the facility will break ground in the spring of 2015 and be built in three phases over several years. The first phase calls for the construction of one of five storage buildings.

Unlike traditional self-storage facilities, occupants will own the units instead of renting them. Units will range in size from 300 square feet to 1,500 square feet — suitable for storing boats, cars, motorcycles and RVs.

Vallejo project approved

City Council members in Vallejo, CA, recently approved a contested self-storage facility at Sonoma Boulevard and Solano Avenue.

Local planning commissioners had voted to deny approval for the 925-unit facility, which will be in the South Vallejo Industrial Park. A similar proposal was approved in 2005, but the permits had lapsed after financing fell through, according to the Times-Herald.

The project will be developed by landowner Jack Anthony and partners Ed Boersma of Cubix Construction and George Huff of Bento West.

Other notable projects

  • LADD Real Properties has proposed a 131,000-square-foot self-storage facility on the edge of downtown Dallas at Canton Street and Interstate 45. A former produce warehouse is on the site.
  • Compass Self Storage recently opened a facility in Grand Prairie, TX, a Dallas-Fort Worth suburb. The facility, at 4330 S. State Highway 360, offers 82,000 square feet of storage and 9,900 square feet of storefront retail.
  • A 30,000-square-foot self-storage facility is in the works on the site of a former gas station in Warrington, PA. Developer Jonathon Manley hopes to start construction of the three-story facility this spring.
