MCSS Self Storage (formerly Miami City Self Storage) has acquired its eighth development site, located at 1781 South Park Road in Pembroke Park, FL. The completed facility will span 85,000-square-feet and offer 1,139 units. A third party REIT, according to MCSS, will manage the new facility. With the new project, Miami City is currently developing about 1.5 million square feet of storage space in Florida.
MCSS has another project pending approval in nearby Pembroke Pines, FL. That facility would total 100,000-square feet. The developer will acquire the 2.85-acre parcel if the project is approved, according to the Commercial Property Executive.
Apartment developer Kellenbeck Holdinsg LLC has proposed building a 47,000-square-foot self-storage facility in Phoenix, OR. The 4.65 acre site is located between Fern Valley, South Phoenix and Furry Roads. Under the name Exit 24 Storage, the 215-unit facility would be the Arizona-based developer’s first storage facility. A second phase of 233 units is also planned. Sale of the property is contingent on approval of the project’s design site review, according to the Mail Tribune.
A 75,000-square-foot self-storage facility is planned on the site of the vacant Pirate’s Park amusement center at 4175 Miller Road in Flint, MI. The facility would be the first component of a mixed-use development plan for the more than 24-acre site. Developers Ernie D’Ascenzo and Jeff Johnson of Pitt Penn LLC recently obtained approval from Flint Township officials to develop the property. Purchase of the property is pending. The developers will also build a hotel and an assisted living center on the site, for a total combined cost of $10 million according to Mlive.com.
Best Storage LLC has proposed converting a vacant 226,000-square-foot retail store at 3159 S. Garland Avenue in Garland, TX into a combined self-storage and indoor athletics facility. The 819-unit self-storage component would occupy 75,000-square feet. The athletic use portion would be operated by the Texas Sports Center and would include 10 basketball courts, 12 indoor batting cages and other multipurpose spaces. Best Storage currently operates a facility in Dickinson, TX. The city planning commission voted 5-4 against the plan, mostly due to the inclusion of self-storage. City council is set to review the proposal next week. The site was originally a Hypermart USA, a retail concept tested by Wal-Mart in the 1980s.
U-Haul has obtained a variance to convert a 103-year-old warehouse at W. 139 Illinois Avenue in Memphis, TN into a self-storage facility. The Rawleigh Building spans 126,000 square feet. U-Haul is awaiting final site plan approval for the project, according to the Commercial Appeal. U-Haul acquired the building for $383,000 in November, property records show.
My Neighborhood Storage Center is nearing completion of a new, 94,560-square-foot self-storage facility at 7901 Winter Garden Vineland Road in Windermere, FL. The facility will offer 600 units and a 258 foot drive-thru access bay. Adam Mikkelson, vice president of parent company Liberty Investment Properties said they used data company Local Data Labs to zero in on Windermere as a market were demand for high-quality storage was high, but supply was low.
U-Haul is building a 2,500-unit self-storage facility on the site of a former charter bus company at 7 North Street in Staten Island, NY. U-Haul acquired the site in July, which features existing structures totaling 37,231 square feet of space. Construction of the storage units are expected to be complete by May 2016.
StoreRight Self Storage is building a 60,000-square-foot self-storage facility at 1115 Kathleen Road in Lakeland, FL. Completion is expected in fall of 2016. The operator runs 10 locations in Florida.
U-Haul has opened a 520-unit self-storage facility in Williamsport, PA. Part of the facility was converted from a 53,383-square-foot manufacturing building that was formerly used by the Eureka Paper Box Company.
