Strategic Storage Growth Trust Inc. recently purchased the newly converted 95,000-square-foot self-storage facility at 12321 Western Avenue in Garden Grove, CA for $18.4 million. The facility offers 900 storage units, as well as 59 RV storage spaces. The facility was recently converted from a former manufacturing building by Irvine, CA-based Progressive Realty Partners. Following the sale, the facility is now managed by Extra Space Storage.

Progressive Realty Partners converted this Garden Grove industrial property to self-storage and sold it to Strategic Storage Growth Trust for more than $18 million.

A local investment group purchased the 122,000-square-foot Evergreen Mini Storage in Monroe, WA for $15.2 million. The 927-unit facility at 17600 147th Street SE was built in 1985, with expansions in 1987 and 1993, according to HeraldNet. The sale is believed to be the largest self-storage transaction recorded in Snohomish County, according to brokers Christopher Secreto and Jacob Becher of Marcus & Millichap.

An out-of-state buyer purchased the 65,000-square-foot self-storage Premier Storage facility at 95 Homer Street in Commerce, GA for $4.9 million, according to Commercial Property Executive. The facility offers 441 units and was 90 percent occupied at the time of sale. The seller was represented by Dale Eisenman of Midcoast Properties.

An unnamed storage investor based in San Francisco purchased Central Valley Mini-Storage in Madera, CA for just over $2 million. The 31,275-square-foot facility is located at 25962  Avenue 17 1/2 and offers 344 units. The facility features six single-story storage buildings, storage office and a manager’s residence. Bobby Loeffler and Tyler Skelly of the Loeffler Self-Storage Group represented the Los Angeles-based investment group that sold the facility.

Central Valley Mini Storage in Madera, CA recently sold for $2 million.

Los Angeles-based Lions Storage LLC purchased the 29,085-square-foot Cedar Brook Mini Storage facility at 3201 S. Chester Avenue in Bakersfield, CA for $1 million. The 295-unit facility features seven single-storage buildings, manager’s office and residence. Bobby Loeffler listed and sold the property on behalf of the seller, Cedar Brook Mini Storage LLC.

Compass Self Storage recently purchased the 49,000-square-foot self-storage facility at 4209 Alliance Gateway Road in Forth Worth, TX for an undisclosed price. The facility is the company’s fifth location in the Dallas-Ft. Worth metro and it’s 77th location nationwide.

Magnolia Self Storage, a 31,200-square-foot facility at 2530 South Magnolia Avenue in Sanford, FL, was recently sold to a private investor for $1.5 million, local property records show. The facility offers 265 units and 25 boat and RV spaces. Brian Baldwin, Luke Elliott and Michael Mele of Marcus & Millichap’s Tampa office arranged the transaction.

Longhorn Self Storage, located at 22223 Kingsland in Katy, TX was sold to an unidentified, Houston-based limited liability company recently. Sale of the 334-unit facility was arranged by Dave Knobler of Marcus & Millichap’s Houston office.

William Warren Group purchased a pair of facilities along Florida’s Gulf Coast.

Property records show The William Warren Group purchased a pair of facilities in Sarasota and Bradenton, FL, spanning a combing 182,268 square feet and 1,554 storage units. The facilities, sold by Add-A-Room Self Storage, are located at 5530 Pinkney Avenue in Sarasota and 3805 FL-70 in Bradenton. Michael Mele and Luke Elliott of Marcus & Millichap’s Tampa office arranged the transaction. Purchase price was not reported.
