The 71,000-square-foot facility, at 5225 Caruso Road, opened last year. It sits on 3 acres.
An affiliate of Miami, FL-based Value Store It Inc. bought a self-storage facility in Pompano Beach, FL, for $10 million from GT Development LLC, according to The Real Deal. GT Development is led by Thomas Richerson of Miami Beach, FL. The 76,236-square-foot facility, at 2250 N. Powerline Road, has 680 storage units. The nearly 1.5-acre facility was completed in 2010.
An affiliate of Phoenix, AZ-based Wentworth Property Co. purchased Encanto & 83rd Self Storage in Phoenix for $3.85 million. The name of the seller wasn’t available. The self-storage facility, at 8225 W. Encanto Blvd., encompasses more than 2 acres and 375 self-storage units. The property now operates under the Irvine, CA-based US Storage Centers brand. Jeff Gorden of Phoenix-based Commercial Realty Services arranged the sale. Gorden is affiliated with the Denver, CO-based Argus Self Storage Sales Network.
The operator of The Storage Place chain of self-storage facilities purchased A Low Cost Self Storage at 1600 Mabry in Baytown, TX for an undisclosed amount. The 35,214-square-foot facility comes with an additional 1.5 acres of land for expansion. David Knobler of Marcus & Millichap’s Houston office arranged the sale.
A self-storage facility in Thornton, CO, has changed hands for $3.2 million. The names of the buyer and seller weren’t disclosed. Joan Lucas of Denver, CO-based Joan Lucas Real Estate Services LLC brokered the sale of Handy Storage. The facility, at 2045 Coronado Parkway, contains 215 units and 32,464 rentable square feet. Lucas is affiliated with the Denver, CO-based Argus Self Storage Sales Network.

The names of the buyer and seller weren’t available. Citadel Self Storage, at 3979 E Bijou St., comprises 35,000 gross square feet of self-storage, two 1,768-square-foot duplexes and 81,000 square feet of land approved for an expansion that could double the size of the property. Argus Professional Management will manage the property for the new owner.
Jeff Gorden of Phoenix, AZ-based Eagle Commercial Realty Services arranged the sale of Concho Mini Storage in Concho, AZ, for $225,000. The names of the buyer and seller weren’t disclosed. The self-storage facility, at 24 County Road 5064, spans 2 acres and features 117 storage units. Gorden is affiliated with the Denver, CO-based Argus Self Storage Sales Network.
Cleveland, OH-based Compass Self Storage, part of the Amsdell family of companies, bought McDonough-Henry Self-Storage in McDonough, GA, for an undisclosed amount. The facility, at 230 McDonough Parkway, features more than 72,000 net rentable square feet. J.L. “Chip” Mack III of Atlanta, GA-based McWhirter Realty Partners LLC represented Compass in the deal.
Brett Hatcher and Gabriel Coe, both of the Columbus, OH, office of Marcus & Millichap, arranged the sale of Mini Storage Depot in Wyoming, MI. The buyer and seller were unidentified LLCs. The purchase price wasn’t available. Mini Storage Depot, at 4975 Clyde Park Ave. SW, contains 530 units and 63,150 net rentable square feet, with room for expansion. The facility now operates under the Orlando, FL-based Simply Self Storage brand. Steven Chaben of the Detroit, MI, office of Marcus & Millichap helped close the deal.

The facility, at 6707 Eldorado Parkway, consists of 212 climate-controlled units and 280 non-climate-controlled units. The names of the buyer, a corporation, and the seller, an LLC, weren’t available.
