Real estate investment partners Tulfra Real Estate, based in Rochelle Park, NJ, and The Hampshire Cos., based in Morristown, NJ, sold a 91,000-square-foot self-storage facility in Towota, NJ, for $19.5 million to an unidentified public company. Extra Space Storage operates the facility, but it’s unclear whether Extra Space was the buyer. Tulfra and Hampshire bought the property in 2016 and redeveloped it as a self-storage facility with 1,500 units. The facility, at 930 Riverview Drive, is within the 225,000-square-foot Totowa Business Center.

Irvine, CA-based self-storage owner and operator US Storage Centers and Chicago, IL-based real estate investment firm Harrison Street Real Estate Capital LLC teamed up to buy two self-storage facilities in the Minneapolis-St. Paul, MN, market. The seller was Wasatch Storage Partners LLC, an American Fork, UT-based real estate investment firm. The purchase prices weren’t disclosed. One of the facilities, at 1828 Buerkle Road in White Bear Lake, MN, comprises 972 units in 83,264 square feet. The other facility, at 9200 Hudson Blvd. in Lake Elmo, MN, has 790 units in 69,038 square feet. The facilities are being rebranded under the US Storage Centers name. They were previously operated by CubeSmart.

US Storage Centers bought a self-storage facility in Austin, TX, from Dallas, TX-based self-storage owner Move It Self Storage. The purchase price wasn’t disclosed. The facility, at 5405 Wasson Road, features 379 units in 43,775 square feet; it includes self-storage units as well as RV, boat and car storage. US Storage Centers represented itself in the deal. Bill Bellomy, Michael Johnson and John Arnold, all of Austin-based Bellomy & Co., represented the seller.

Foothill Blvd., covers 45,452 square feet and contains 483 storage units. Garrett Sholer of Irvine-based commercial real estate services firm Lee & Associates represented the buyer, and Travis Allan of Lee & Associates represented the seller.

Sacramento, CA-based FollettUSA Inc., an owner of self-storage facilities and manufactured home communities, bought a self-storage facility in San Antonio, TX, from Extra Space Storage for an undisclosed amount. The facility, at 4515 De Zavala Road, has 763 units across 93,000 net rentable square feet. It sits on about 2.7 acres. This deal marks FollettUSA’s entry into the San Antonio market. FollettUSA represented itself. Ryan Clark of Tampa, FL-based self-storage real estate firm SkyView Advisors represented the seller.

An unidentified private investor bought 51st Street Mini Storage in Tulsa, OK, from an unidentified seller. The purchase price wasn’t disclosed. The facility, at 4512 E. 51st St., encompasses 53,250 rentable square feet. Jared Jones, a Tulsa broker affiliated with the Aurora, CO-based Argus Self Storage Sales Network, represented the buyer.
