The facility, at 331 Smith Road, comprises 46,730 net rentable square feet and 546 units. The facility, which sits on nearly 1.8 acres, now operates under the company’s StorQuest Self Storage brand. Linda Cinelli of North Branch, NJ-based LC Realty represented the seller and secured the buyer. Cinelli is affiliated with the Aurora, CO-based Argus Self Storage Sales Network.

An unidentified buyer in Arizona purchased Rita Ranch Storage, Car & Dog Wash in Tucson, AZ, for $4.2 million from Rita Ranch Car Wash & Storage LLC. The 5.6-acre property was listed for $4.5 million. The facility, at 7850 S. Rita Road, features 230 units within 23,350 rentable square feet, along with space for RV parking. Jeff Gorden of Phoenix, AZ-based Eagle Commercial Realty Services represented the buyer. Gorden is affiliated with the Argus Self Storage Sales Network. Marcus & Millichap represented the seller.

A two-facility portfolio in Vermont sold for $1.75 million. The portfolio was listed for $2 million. The names of the buyer and seller weren’t available. Springfield Self Storage, at 1124 Charlestown Road in Springfield, VT, and Rockingham Self Storage, at 681 Rockingham Road in Rockingham, VT, collectively have 23,009 net rentable square feet and 216 units. Marcus & Millichap’s The Hatcher Group, based in Columbus, OH, represented the seller.

Public Storage bought 3D Self Storage in Elkhorn, NE, from an unidentified developer in Omaha, NE. The purchase price wasn’t disclosed. Built in 2016 and expanded in 2017, the facility consists of 802 units in 122,070 net rentable square feet. The 11-building property sits on 5.8 acres at 20809 Cumberland Drive. Bill Bellomy, Michael Johnson and John Arnold, all of Austin, TX-based Bellomy & Co., represented the seller and found the buyer.

York, PA-based Moove In Self Storage bought Lock & Leave Self Storage in Middletown, NY, from an unidentified seller. The purchase price wasn’t disclosed. The facility, at 902 Route 17M, consists of five single-story buildings with more than 240 storage units across 28,300 square feet. York-based Investment Real Estate Management LLC now manages the facility.

Ladera Ranch, CA-based Strategic Storage Trust IV Inc., a public non-traded REIT, purchased Value Self Storage in Las Vegas, NV, for an undisclosed amount. The name of the seller wasn’t available. The facility, at 8020 S. Las Vegas Blvd., consists of about 580 units in about 55,000 rentable square feet. It now operates under the SmartStop brand.

Columbia, MO-based StorageMart bought Twin Cities Self Storage in Chaska, MN, from Twin Cities Storage Chaska LLC. The purchase price wasn’t disclosed. The facility, at 1900 Stoughton Ave., offers 544 units within more than 89,000 rentable square feet, as well as long-term parking for RVs. Tom Flannigan of KW Commercial in Minneapolis, MN, represented the seller and found the buyer. Flannigan is affiliated with the Argus Self Storage Network.
