Hines, which is best known for office projects and large mixed-use developments, will build several self-storage projects in Arizona. Potential locations include Tempe, Litchfield Park, Surprise, Scottsdale and Glendale.

The company also is set to begin construction on Val Vista Self Storage, a 75,000-square-foot, approximately 510-unit site in Gilbert, AZ. It’s expected to be ready in early 2019. It will be part of a mixed-use development at the northwest corner of Val Vista Drive and Queen Creek Road, near Freeway 202 and about 20 miles from downtown Phoenix.

The company also plans an 83,000-square-foot facility in Tempe and a 96,000-square-foot site in Litchfield Park. Construction on both projects begins in the fall.

The city of Yonkers, NY, is considering changing its zoning codes to allow self-storage along retail corridors – and a company named 1969 Central Avenue Corp. already has submitted a site plan application for a self-storage and ground-floor retail presence at 1969 Central Park Ave. The company seeks to create 11,440 square feet of retail space on the ground floor plus 49,420 square feet of self-storage above it. The Yonkers Planning Board is considering the application, which also urges city officials to make the zoning code change. Source: lohud.com

In Florida, the Tampa City Council approved rezoning for Broome Storage, an affiliate of Broome Capital, for a five-story self-storage facility. It would be located on West Candy Boulevard, across from the Westshore Marina District, which is a $600 million master-planned community. The facility would have 87,750 square feet and 750 units. Already this year in Florida, Broome Storage has received a certificate of occupancy in downtown St. Petersburg, a Seminole Heights site broke ground in April, and it has others in the planning and permitting stages. Denver-based Big Door Holdings wants to build a storage facility on the south side of Mundelein, IL. It’s been tentatively named Industrial Flex Condominiums, with all units for sale, not rent. Big Door said it could have self-storage units, but they also can be converted into offices, hobby spaces, art studios or leisure rooms with televisions, couches and refrigerators. It would be the company’s first such facility and would have three buildings totaling 38,000 square feet, with between 30 and 40 units ranging from 500 to 2,500 square feet. Prices range from $80,000 to $200,000-plus. Trustees gave their tentative sport; Big Door would need to win a zoning variation to allow recreational activity there. Source: Chicago Daily Herald

U-Haul’s plans to convert this building in Framingham, M into self-storage might be at risk due to newly proposed zoning rules.

The plans of AMERCO Real Estate, the development arm of U-Haul, may not happen in Framingham, MA. AMERCO spent $4.4 million for a commercial property near Technology Park, with plans to redevelop it into a self-storage site. But new zoning rules might prevent that from happening. Framingham’s Planning Board brought back a proposal to rezone those commercial areas into a more urban environment, with shops, amenities, and easy access for walkers and cyclists. The City Council will evaluate the related proposals. AMERCO’s Framingham-based attorney said the company was previously unaware of the proposed changes. Source: MetroWest Daily News

The City Commission in Cudahy, WI, approved a self-storage facility that would replace a former tannery at 5083 S. Packard Ave., which has been vacant for 14 years. Monstore Garages Palm Springs is nearly completion and is expected to open this summer.

Monstore Garages, Garage Condominiums, which sells spaces to store recreational vehicles, collectible cards and boats, is coming to Palm Springs, CA. David Gandolfo developed the facility and said, “The concept of individual garage ownership hits home with many people such as myself who have large RVs or car collections. Finding large enclosed storage, short of buying or renting a warehouse, has been a challenge.” Monstore construction will finish in late summer. Monstore Garages sizes range from 650 to 5,400 square feet. Prices go from $97,250 to $750,000.
