Charlotte, NC-based Madison Capital Group LLC purchased The Vault on 17th in Wilmington, NC, from The Vault on 17th LLC for $8 million, according to WilmingtonBiz.com. The seller comprises several principals at GHK Cape Development LLC and Crete Investments LLC, both based in Wilmington. The 76,000-square-foot, 552-unit facility is at 1113 S. 17th St. The facility, which opened in July, is being rebranded as Go Store It.

Hagerstown, MD-based Valley Storage purchased a portfolio of five L&H/AAAA facilities in West Virginia from an unidentified seller for an undisclosed amount. The facilities encompass 269,000 square feet; the number of units wasn’t available. The facilities now operate as Valley Storage. York, PA-based Storage Asset Management Inc. has been tapped to manage them. The facilities are:

- 1744 Shepherd Grade Road in Shepherdstown, WV
- 78 Delia Way in Martinsburg, WV
- 2848 Winchester Ave. in Martinsburg
- 2054 Williamsport Pike in Martinsburg.
Brooklyn, NY-based Merit Hill Capital LP purchased two self-storage facilities in Alabama from an unidentified seller for an undisclosed amount. The South Hall Self Storage portfolio features 1,465 units in 191,309 rentable square feet, as well as commercial office space totaling more than 5,000 square feet. The facilities are at 1945 Hoover Court in Hoover, AL, and 2300 Crestwood Blvd. in Irondale, AL. Bill Barnhill and Stuart LaGroue Sr., both of Mobile, AL-based Omega Properties Inc. and both affiliated with the Aurora, CO-based Argus Self Storage Sales Network, represented the seller. Extra Space Storage now manages both facilities.
The My Garage self-storage facility in Wildwood, FL, has changed hands for $7.3 million. The names of the buyer and seller weren’t disclosed. The facility, on 19.02 acres at 5372 C. Thomas Road within The Villages retirement community, features 93 units in 97,700 square feet. Frost Weaver and Josh Koerner, both of Weaver Realty Group Inc. in Jacksonville, FL, and both affiliated with the Aurora, CO-based Argus Self Storage Sales Network, handled the deal. The facility had an asking price of $7.75 million.
Small Town Storage purchased Riverbank Self Storage in Riverbank, CA, from Southern California-based Trojan Storage for $2.075 million. The facility, at 2754 Sierra St., comprises 172 units in 24,430 square feet. Walter Brauer of CBRE’s office in Ontario, CA, represented the seller. The facility is now listed on the website of Irvine, CA-based US Storage Centers.
An unidentified private investor purchased Lock & Roll Self Storage in Port Jervis, NY, from private investors David and Dee Koroluk of Port Jervis for $1.5 million. The facility, on 5.4 acres at 51 U.S. 290, features more than 125 units, with room for a major expansion; the square footage wasn’t available. George Hatchard of York, PA-based Investment Real Estate LLC represented the sellers.
An unidentified private investor purchased Easton Public Storage in Easton, PA, from private investor Charlie Byrne of Montana for $1.105 million. The facility, at 3221 Sullivan Trail, offers more than 230 units on 2.57 acres. George Hatchard of Investment Real Estate LLC represented the seller.
Lahout’s Mini Storage in Littleton, NH, has changed hands for $355,000. The names of the buyer and seller weren’t disclosed. The facility encompasses 15,825 square feet at two locations on Union Street. Joseph Mendola of NAI Norwood Group in Bedford, NH, who’s affiliated with the Aurora, CO-based Argus Self Storage Sales Network, represented the seller.
Arlington Stor-More in Arlington, TX, has a new owner. The facility, on 2.5 acres at 2932 W. Division St., offers 186 units in 41,178 rentable square feet. Richard Minker and Chad Synder, both of Colliers International’s office in Fort Worth, TX, and both affiliated with the Aurora, CO-based Argus Self Storage Sales Network, represented the seller. Additional details were withheld.
An unidentified private investor purchased Cottonwood Self Storage in El Paso, TX, from an unidentified LLC for an undisclosed amount. The facility, at 12500 Pellicano Drive, comprises 35,058 square feet. Jon Danklefs of Marcus & Millichap’s office in San Antonio, TX, represented the seller and found the buyer.
