Strategic Storage Trust IV Inc., a public non-traded REIT affiliated with Ladera Ranch, CA-based SmartStop Asset Management LLC, purchased a six-facility self-storage portfolio in the Houston, TX, metro area and nearby College Station, TX, from Cypress, TX-based Metro Mini Storage Inc. The purchase price wasn’t disclosed. The portfolio comprises 3,400 storage units and 200 RV spaces in about 483,000 net rentable square feet situated on 28.6 acres. The facilities are at:

- 20535 W. Lake Houston Parkway in Humble, TX
- 23250 Westheimer Parkway in Katy, TX
- 7474 Gosling Road in the Woodlands, TX
- 3750 FM 1488 in The Woodlands, TX
- 3101 Texas Ave. in College Station.

An LLC affiliated with Extra Space Storage purchased a two-facility portfolio in the Sacramento, CA, metro area from Rohnert Park, CA-based LPG Associates for $31.5 million. The facilities are Folsom Parkshore Self-Storage, at 185 Parkshore Drive in Folsom, CA, and All Size Self-Storage, at 1011 Foothills Blvd. in Roseville, CA. In total, the facilities encompass 1,109 units in 165,920 net rentable square feet. Denise Nunez of NAI Horizon’s office in Phoenix, AZ, and David Loui of NAI Horizon’s office in Tucson, AZ, represented the seller.
An LLC affiliated with Denver, CO-based Baron Properties purchased Self Storage of Goerkes Corners in Waukesha, WI, from an unidentified LLC for $9.5 million. The facility, at 21300 Doral Road, offers 555 units in 81,273 rentable square feet. Sean Delaney of Marcus & Millichap’s office in Oak Brook, IL, and Michael Mele of Marcus & Millichap’s office in Tampa, FL, represented the seller, and found and represented the buyer. Todd Lindblom of Marcus & Millichap’s office in Milwaukee, WI, helped execute the deal. Malvern, PA-based CubeSmart now operates the facility.
An unidentified buyer purchased Nations Storage in Houston, TX, from private investor Charlie Talbert and his son for an undisclosed amount. The facility, at 22300 State Highway 249, features 516 units in 64,280 square feet.
