U-Haul parent company Amerco Real Estate Co. purchased a recently built facility in Nashville. The 1,058-unit facility at 506 Fesslers Lane was completed in March by the seller, Lexington, KY-based Andover Management Group.

The property previously operated as Citadel Self Storage. HFF represented the seller in the transaction. The purchase price was not disclosed.

Finished in March 2018, the facility recently changed hands.

Red Dot Storage, operated by Boulder, CO-based Sparkplug Capital LLC, purchased four self-storage facilities in three states from unidentified sellers. The purchase prices weren’t disclosed. The facilities are :

  • 4 Your Stuff Storage, at 3117 W. Chain of Rocks Road in Granite City, IL
  • Vail Avenue Storage, at 2227 NW Vail Ave. in Topeka, KS
  • Arrowhead Mini Storage, at 3429 W. Eighth Street North in Wichita, KS
  • Bellefonte Storage, at 103 Jane Hill Road in Ashland, KY.

Altogether, the facilities encompass 1,018 units across 125,174 rentable square feet.

Strategic Storage Growth IV Trust Inc., a non-traded REIT sponsored by Ladera Ranch, CA-based SmartStop Asset Management LLC, purchased a certificate-of-occupancy facility in Las Vegas, NV, from Las Vegas-based StorageOne Nevada Properties III LLC. The purchase price wasn’t disclosed. The facility, on 2 acres at 6888 N. Hualapai Way, offers 569 units in about 73,000 square feet.

Strategic Storage Trust IV Inc., a non-traded REIT sponsored by Ladera Ranch, CA-based SmartStop Asset Management LLC, purchased a Metro Mini Storage facility in Houston, TX, from Cypress, TX-based Metro Mini Storage Inc. for an undisclosed amount. The facility, on 3.66 acres at 8415 Queenston Blvd., features 540 units in 63,000 net rentable square feet. Nick Walker of CBRE’s office in Los Angeles and John Fenoglio of CBRE’s office in Houston were the listing brokers. In October 2018, Strategic Storage Trust purchased four other Metro Mini Storage facilities in Texas.
