An LLC led by Steve Juiris of North Carolina purchased nine self-storage facilities in Arkansas from LLCs controlled by Patrick Byrd and Alex Baumeister of Arkansas for $30.3 million, according to the Northwest Arkansas Business Journal. The facilities encompass about 600,000 square feet and 4,000 units. The facilities are:

  • Blue Mountain Storage, 8231 Trafalgar Road, Bella Vista, AR.
  • A to Z Self Storage, 1908 S. Walton Blvd., Bentonville, AR.
  • Airport Blvd. Mini-Storage, 3400 S.W. F St., Bentonville, AR.
  • Always Safe Storage, 5274 N. Oak St., Bethel Heights, AR.
  • Joyce Street Storage, 3428 E. Joyce Blvd., Fayetteville, AR.
  • Ace Mini-Storage, 1742 S. Pleasant St., Springdale, AR.
  • Air Tight Storage, 2571 E. Robinson Ave., Springdale, AR.
  • Self Storage of America, 1786 S. Pleasant St., Springdale, AR.
  • Shady Grove Self Storage, 2325 W. Shady Grove Road, Springdale, AR.

An unidentified investor from Sacramento, CA, purchased E-Z Store It in Modesto, CA, from Tracy, CA-based Faith Realty & Development Co. for $3.625 million. The facility, on 3 acres at 1522 Crows Landing Road, features 571 units in 54,533 net rentable square feet. Bobby Loeffler and Tyler Skelly, both of The Loeffler Self-Storage Group Inc. in El Dorado Hills, CA, represented the buyer and seller. The facility now operates under the Storage Star brand.

A three-facility portfolio in the Atlanta, GA, market has changed hands. The buyer and seller, both LLCs, weren’t identified. The purchase price wasn’t disclosed. The portfolio comprises 947 units in 126,317 square feet on a total of 8.2 acres. Brett Hatcher and Gabriel Coe, both of Marcus & Millichap’s office in Columbus, OH, represented the buyer and seller. Michael Fasano of Marcus & Millichap’s office in Atlanta helped close the deal. The facilities are:

  • Max Value Self Storage, 1880 Veterans Memorial Highway SW, Austell, GA.
  • Max Value Self Storage, 527 Smyrna Road SW, Conyers, GA.
  • Stockbridge Self Storage, 7428 Davidson Circle E, Stockbridge, GA.

Two Stor-U-Self facilities in Massachusetts have a new owner. The buyer and seller weren’t identified. The purchase price wasn’t disclosed. The facilities feature 2,404 units in 201,753 net rentable square feet. They are at 99 Rivermoor St. in Boston, MA, and 400 Audubon Road in Wakefield, MA. The NKF Capital Markets Self Storage Group represented the seller.

Mustang Storage in Round Rock, TX has changed hands. It features vast amounts of boat and RV storage space.

Lufkin, TX-based GYS Development LLC purchased Mustang Storage in Round Rock, TX, from an unidentified seller for an undisclosed amount. The facility, on nearly 25 acres at 6701 and 7525 County Road 110, offers 723 units in 161,590 net rentable square feet and 472 covered RV and boat spaces in 236,912 net rentable square feet. In addition, 37 uncovered parking spaces are available for rent. Marcus & Millichap handled the deal. The facility was listed at $16.5 million.

An unidentified national storage investor purchased Stow Away Mini-Warehouse located in Houston, TX, from an unidentified local operator for an undisclosed amount. The facility, on 4.17 acres at 5512 S. Willow Drive, offers 455 units in 60,460 net rentable square feet. The property includes an on-site residence. Bobby Loeffler and Tyler Skelly, both of The Loeffler Self-Storage Group Inc. in El Dorado Hills, CA, handled the deal.

Monroe Storage Services in Williamstown, NJ, has changed hands. The buyer, a private equity group, and the seller weren’t identified. The purchase price wasn’t disclosed. The facility, on 9.9 acres at 640 N. Black Horse Pike, costs of more than 570 units. The square footage wasn’t available. York, PA-based Investment Real Estate LLC handled the deal. The facility now operates under the CubeSmart brand.

The LeClaire Group recently arranged the sale of Peconic Mini Storage in Riverhead, NY.

An unidentified public REIT purchased Peconic Mini Storage in Riverhead, NY, from Greenwood Village, CO-based Mini Storage Cos. for an undisclosed amount. The facility, at 345 Flanders Road, consists of 424 units in 38,160 square feet. Charles “Chico” LeClaire and Adam Schlosser, both with Marcus & Millichap’s The LeClaire Group in Denver, CO, represented the seller. The facility now operates under the Life Storage brand.

All Storage Northwest in Hayden, ID, has a new owner. The buyer, a West Coast investor, and seller, a local LLC, weren’t identified. The purchase price wasn’t disclosed. The facility, at 1985 W. Hayden Ave., offers 500 units in 67,505 square feet. Thomas Parsons and Adam Schlosser, both with Marcus & Millichap’s The LeClaire Group in Denver, CO, and Paul Ryan of Marcus & Millichap’s office in Boise, ID, represented the seller.

High Springs Self Storage in High Springs, FL, has changed hands. The buyer and seller weren’t identified. The purchase price wasn’t disclosed. The facility, on 3.9 acres at 26055 W. U.S. Highway 27, provides 313 units in 38,000 square feet. The land offers an expansion opportunity for covered boat and RV storage. Frost Weaver and Josh Koerner, both of Jacksonville, FL-based Weaver Realty Group Inc. and both affiliated with the Aurora, CO-based Argus Self Storage Sales Network, handled the deal. The facility was listed at $2.88 million.

Memphis, TN-based Jernigan Capital Inc. bought out its developer partner’s interest in a CubeSmart facility in Bay Shore, NY, for an undisclosed amount. Monrovia, CA-based Alton Storage Partners LLC developed the facility. Jernigan Capital now holds 100 percent ownership of the property. The facility, at 1775 Fifth Ave., offers 1,194 units in 105,347 net rentable square feet. In 2017, Jernigan Capital said it invested $16.1 million into development of the facility.
