Storage Star LLC, an affiliate of Sacramento, CA-based FollettUSA Inc., purchased South College Self Storage in Fort Collins, CO, from GYS Development LLC for $10.45 million, according to BizWest. The facility, at 137 Skyway Drive, features 708 units in 105,300 square feet. GYS Development is a division of Lufkin, TX-based Grow Your Storage LLC.

Cordova, TN-based Absolute Storage Investment LLC purchased Storage Stop in Pensacola, FL, from an unidentified seller for an undisclosed amount. The facility, at 1130 W. Nine Mile Road, encompasses 77,000 square feet of self-storage and flex industrial units. The number of units wasn’t available.

Bill Bellomy and Michael Johnson of Austin, TX-based Bellomy & Co. represented the buyer and Craig Rice of Katy, TX-based CSD Realty Co. represented the seller of Bear Branch Boat & RV Storage in Magnolia, TX. The buyer was Houston, TX-based Copra Holdings LLC. The purchase price wasn’t disclosed. The facility, on 6.1 acres at 33100 Egypt Lane, features 256 boat and RV units in 96,810 rentable square feet.

Bellomy & Co. recently handled the sale of Bear Branch Boat & RV Storage in Magnolia, TX.

Michael Pagniucci, Ryan Ade and Rebecca VanReken, all of HFF Inc., arranged $5.8 million in financing for the purchase and expansion of Princeton Self Storage in Melbourne, FL. The new owner, Plymouth Meeting, PA-based SecYour Storage Property Group LP, plans to add 349 units to the 398-unit facility, which is on nearly 4.2 acres at 1060 Polo Drive. The square footage wasn’t available. Malvern, PA-based CubeSmart has been tapped as the third-party manager.

Marla Čolić and Anne Williams of Marcus & Millichap represented the buyer and seller in a $2.16 million deal for Air Tight Self Storage in Columbia, MO. The buyer was an unidentified private investor; the name of the seller wasn’t disclosed. The facility, at 10601 S. Hardwick Lane, covers 24,700 square feet. The square footage wasn’t available.

York, PA-based Investment Real Estate LLC represented the sellers of:

  • Wolcott Mini Storage in Wolcott, CT. The buyer was an unidentified private investment group. The purchase price wasn’t available.  Wolcott Mini Storage, which operates from 1140 Wolcott Road, consists of two properties with more than 350 units. Justin Quinto represented the seller.
  • Coatesville Self Storage in Coatesville, PA. The buyer was an unidentified private investor. The purchase price wasn’t available. The facility, at 99 N. Caln Road, offers more than 550 units. Salt Lake City, UT-based Extra Space Storage now manages the facility. Kevin Bledsoe of Investment Real Estate represented the seller.

KW Commercial Minneapolis, member of the Argus Self Storage Network,handled the sale of three self-storage facilities in Minnesota:

  • Tom Flannigan and Corly Wilkerson represented the unidentified seller of a two-property portfolio — JK Self Storage in Waite Park, MN, and All Seasons Self Storage in Little Falls, MN. An unidentified buyer purchased the portfolio for $2.25 million. The two facilities consist of more than 320 units across 62,870 rentable square feet. The Waite Park facility is at 1551 Seventh St. South; the Little Falls facility is at 11685 150th Ave. Both facilities now operate under the KO Storage brand.
  • Flannigan and Alex Ihrke represented the seller of Two Harbors Self Storage in Two Harbors, MN. An unidentified self-storage operator bought the property for $1 million. Two Harbors Self Storage, at 609 Recycle Center Drive, consists of 123 units in more than 23,000 square feet.
