Salt Lake City, UT-based Extra Space Storage and Parsippany, NJ-based PGIM Real Estate purchased two self-storage facilities in the New York City, NY, metro area for a combined $114.2 million, according to The Real Deal. The seller was Barrington, IL-based LSC Development LLC. One facility, at 976 Cypress Ave. in Queens, NY, was sold for $43.3 million. The other, at 1320 37th St. in Brooklyn, NY, was sold for $70.9 million. The Brooklyn facility encompasses 118,000 square feet. The size of the Queens facility wasn’t reported. Both facilities were constructed during the current development cycle.
U-Haul purchased Collin Mini Storage in McKinney, TX, from an unidentified seller for an undisclosed amount. The facility, at 1400 N. McDonald St., offers 89 self-storage units and 37 spaces for RVs, boats and vehicles. The square footage wasn’t available.
Marcus & Millichap handled four self-storage deals:
- The $9.75 million sale of All Star Self Storage, Boat & RV in Belfair, WA. The 76,670-square-foot facility, on nearly 12 acres at 19720 E. Highway 106, features 586 self-storage units, along with a 25,000-square-foot “boat barn” for indoor boat and vehicle storage, and 120 uncovered vehicle parking spaces. Christopher Secreto of the Seattle, WA office, represented the seller, an unidentified local partnership, and found the buyer, an unidentified regional investment group.
- The $3.375 million sale of Discount Storage in Plymouth, IN. The facility, at 16220 Lincoln Highway, offers 360 self-storage units in 45,400 square feet, along with 13 outdoor parking spaces for vehicles, RVs and boats. Sean Delaney of the Oak Brook, IL office represented the unidentified buyer and seller. Josh Caruana of the Indianapolis, IN office assisted.
- The sale of EZ Storage in Utica, MI. The buyer and seller weren’t identified. The purchase price wasn’t disclosed. The Hatcher Group, part of the firm’s Columbus, OH office, closed the deal. The facility, on 3.99 acres at 12700 E. Utica Park Blvd., features 547 units in 58,590 rentable square feet. The facility now operates under the Storage Sense brand.
- The sale of Southpoint Self Storage in Jacksonville, FL. The seller was Jacksonville-based Acorn Property Holdings LLC; the buyer was an unidentified LLC. The Hatcher Group represented the seller and secured the buyer. The facility, at 6611 Southpoint Parkway, offers 547 self-storage units and 81 boat and RV parking spaces across 98,163 square feet. Extra Space Storage manages the facility.
Larry Goldman of RE/MAX Commercial in Overland Park, KS, and Jared Jones of Jones Investment Real Estate LLC in Tulsa, OK — both members of the Argus Self Storage Sales Network — represented the seller of Freedom Storage in Commerce, OK. Costa Holdings I LLC purchased the facility from Oklahoma City, OK-based National Loan Investors LP for an undisclosed amount. The property was listed at $390,000. The facility, on 2.5 acres at 800 N. Mickey Mantle Blvd., offers 225 units in 20,300 net rentable square feet.
George Hatchard of York, PA-based Investment Real Estate LLC closed the sale of Tidy-Up Self Storage in East Prospect, PA. The buyer wasn’t identified. The seller was Brian Gilbert. The square footage and unit count of the facility, at 16 W. Maple St., weren’t available.
