Sold! Weekly Self Storage Acquisition Round Up 6.5.19

Cameron Vale and Ryan Clark of Tampa, FL-based SkyView Advisors report the sale of a four-facility portfolio in the Miami, FL, area to Glendale, CA-based Public Storage. The facilities were developed and sold by Banner Storage Group. Skyview represented the seller.

The purchase price wasn’t disclosed. In all, the facilities contain 3,342 units in 258,379 net rentable square feet. The facilities are at 91 SW Third St., 2190 SW Eighth St. and 5609 NE Second Ave., all in Miami, and at 180 W. Sixth St. in Hialeah. All four facilities had been operated by Salt Lake City, UT-based Extra Space Storage.

Dale Eisenman of Hilton Head Island, SC-based Midcoast Properties Inc. represented the seller of two Washington Road Self Storage facilities in Martinez, GA. The buyer wasn’t identified. The purchase price wasn’t disclosed. The portfolio consists of 1,165 units across more than 164,000 rentable square feet. The deal included warehouses, as well as covered and uncovered parking.

Bill Bellomy and Michael Johnson of Austin, TX-based Bellomy & Co. represented the seller and found the buyer of Richwood Self Storage in Richwood, TX. The seller was an unidentified owner from New York City, NY. The buyer was Brooklyn, NY-based Merit Hill Capital LP. The facility, on 5.4 acres at 115 Richwood Drive, provides 592 storage and outdoor parking units across 74,825 net rentable square feet. Extra Space Storage now operates the facility.

Fred Paris and Monty Spencer Jr. of Yorktown, VA-based The Storage Acquisition Group handled the sale of Beach City Self Storage on Hilton Head Island, SC. The facility, at 78 Beach City Road, comprises 443 storage units and 67 car, boat and RV parking spaces across 50,725 rentable square feet.

Irvine, CA-based Westport Properties Inc., operator of US Storage Centers, purchased Planet Self Storage in Waltham, MA, for an undisclosed amount. The facility, at 115 Bacon St., features 445 units in 34,116 square feet.

New York City, NY-based Andover Properties LLC, which does business as Storage King USA, purchased Socrum Self Storage in Lakeland, FL, in partnership with New York City-based investment manager Angelo Gordon & Co. LP. The purchase price wasn’t disclosed. The facility, on 6.78 acres at 9010 US Hwy 98 N, provides 747 units in 91,150 net rentable square feet.

Marcus & Millichap handled two deals:

  • Brandon Karr and Danny Cunningham of the company’s office in Fort Worth, TX, represented the seller and found the buyer of The Storage Place in Little Rock, AR. The buyer was a self-storage operator based in Colorado. The facility, at 4607 Hoffman Road, features 248 units and 19 uncovered parking spaces across 46,982 rentable square feet. The deal included two developed parcels and three undeveloped parcels.
  • Gabriel Coe and Brett Hatcher of the company’s office in Columbus, OH, represented the buyer and seller of Hilltop Mini Storage in Cambridge, OH. The facility, on 2.11 acres at 125 Market St., offers 238 units in 35,000 square feet.

Colliers International was involved in two deals:

  • Chad Snyder and Richard Minker, both of the company’s office in Fort Worth, TX, and both with the Argus Self Storage Sales Network, represented the buyer of 2264 Self Storage in Decatur, TX. Stefan Elofsson of DFW Fine Properties in Southlake, TX, represented the seller. The facility, on 10 acres at 457 FM 2264, features 62,500 rentable square feet, including covered RV and boat storage.
  • Ashley Compton of the company’s office in Nashville, TN, represented Keith Simmons in the sale of KP Self Storage in Cookeville, TN. The portfolio consists of three locations, all within half a mile of each other. The portfolio comprises 440 units in 58,783 rentable square feet.
