Brooklyn, NY-based Merit Hill Capital LP purchased two self-storage facilities — one in South Carolina and the other in Ohio.

Merit Hill bought Spartanburg Self Storage in Spartanburg, SC, from an unidentified seller for an undisclosed amount. The facility, at 175 Hidden Hill Road, provides 88,510 net rentable square feet of storage and parking. The unit count wasn’t available. John Lindsey of Durham, NC-based Lindsey Self Storage Group represented the seller.

Merit Hill also bought Monroe Stor & Lock Self Storage in Monroe, OH. The seller wasn’t identified; the purchase price wasn’t disclosed. The facility, on 9.13 acres at 889 Lebanon St., offers 280 storage units and 165 exterior storage spaces in 50,050 net rentable square feet. Zack Urow and Ryan Clark of Tampa, FL-based SkyView Advisors represented the seller.

Arborstone Self Storage (Richardson, TX) reports:

The company purchased Spartan Storage in Tulsa, OK, from an unidentified seller for an undisclosed amount. The facility, at 214 S. 193rd Ave., offers 212 units in 16,325 rentable square feet. The facility is being rebranded as Arborstone Self Storage – Catoosa.

The Argus Self Storage Sales Network (Aurora, CO) reports:

Glendale, CA-based Public Storage paid $6 million for Bald Eagle Mini Storage in Hugo, MN. The facility, on 3.9 acres at 13465 Fenway Blvd. Circle North, features more than 400 units in 62,745 rentable square feet. Tom Flannigan and Alex Ihrke of KW Commercial Minneapolis represented the unidentified seller and found the buyer.

Public Storage (Glendale, CA) reports:

The self-storage REIT purchased two Affordable Self Storage facilities in Georgia. The facilities are at 1602 N. Leg Road in Augusta (nearly 650 units) and 4108 Windsor Spring Road in Hephzibah (nearly 550 units). The purchase prices weren’t disclosed. The square footage wasn’t available.

Rein & Grossoehme Commercial Real Estate (Scottsdale, AZ) reports:

Bill Alter closed the sale of two self-storage facilities in Arizona. Canyon Rose Storage, at 6405 S. Kings Ranch Road in Gold Canyon, AZ, consists of 326 stores units and 21 RV parking spaces totaling 46,100 square feet. Amado RV & Storage, at 2921 I-19 Frontage Road in Amado, AZ, encompasses 136 storage units and 181 uncovered RV parking spaces. The square footage wasn’t available. The Amado deal included about 7 adjacent acres. The buyers and sellers of the facilities weren’t identified. The purchase prices weren’t disclosed.

Marcus & Millichap reports:

Dave Knobler of the Houston, TX, office and Charles “Chico” LeClaire of the Denver, CO, office represented the seller of AAA Storage in Bellville, TX. The buyer and seller weren’t identified. The purchase price wasn’t disclosed. The facility, on 5.42 acres at 12085 State Highway 36, comprises 395 units across 65,950 net rentable square feet. Included in the deal was 1.6 acres available for expansion.

The Storage Acquisition Group (Yorktown, VA) reports:

Cowles “Monty” Spencer Jr. oversaw the sale of Derry Self Storage and Seacoast Storage, both in New Hampshire. The buyer and seller weren’t identified; the purchase price wasn’t disclosed. The facilities, at 23 Ashley Drive in Derry and at 219 Lafayette Road in North Hampton, total 962 units across 115,373 net rentable square feet. The Storage Acquisition Group is a division of Yorktown-based Mid-Atlantic Commercial Real Estate.

The company bought its first three self-storage facilities. They are in Charlotte, NC; Columbia, SC; and Elgin, IL. Details about the acquisitions and the facilities weren’t available.
