Irvine, CA-based Guardian Storage Centers LLC purchased a certificate-of-occupancy facility in Peoria, AZ, from VLC Enterprises LLC for $12.85 million.
The facility, on 7.49 acres at 8620 W. Northern Ave., features 1,046 units in 95,992 square feet, as well as 108 RV parking spaces. The deal included 4.71 acres for potential expansion.
Norman Herd of Phoenix, AZ-based Quantum Property Advisors represented the buyer and seller.
The facility will operate under Guardian’s StorAmerica brand. Guardian is a regional operator associated with Greenwood Village, CO-based National Storage Affiliates Trust.

- Dave Knobler of the company’s office in Houston, TX, and Brandon Karr and Danny Cunningham, both of the company’s office in Fort Worth, TX, represented the unidentified seller and unidentified buyer of a four-property storage portfolio in Tyler, TX. The facilities encompass 733 units in 103,582 net rentable square feet. The deal included about 6.5 acres for potential expansion.
- Adam Schlosser and Charles “Chico” LeClaire, both of the company’s office in Denver, CO, represented the unidentified seller of South Bank Secure Storage in Rifle, CO. The buyer wasn’t identified. The purchase price wasn’t disclosed. The facility, at 1453 Airport Road, offers 376 storage units and 218 outdoor parking spaces across 60,020 square feet. The property includes a 1,600-square-foot, three-bedroom manager’s apartment.
- Brandon Karr and Danny Cunningham, both of the company’s office in Fort Worth, represented the unidentified seller and found the unidentified buyer of KeepIt Mini Storage in Mineola, TX. The purchase price wasn’t disclosed. The facility, at 1113 County Road 2220, provides 509 self-storage units, four uncovered parking spaces and a rentable 1,800-square-foot business center.
