Investment firm VanWest Partners, a Denver, CO-based commercial real estate investment firm, bought its ninth facility in Florida. The site is at 6664 Firestone Road in Jacksonville and will be rebranded as ClearHome Self Storage – Firestone Road. VanWest now has nearly 40 properties. It also plans to expand the Firestone Road facility by adding 28,800 NRSF, spread across 176 units. Built in 2021, the facility has 39,570 existing NRSF and offers a mix of climate-controlled and non-climate-controlled units. Source: Morning Star
Jeff Gorden of Keller Williams Commercial arranged the sale of Sedona Self Storage in Sedona, AZ. It sold on May 7 for $1.150 million. The site has 9,062 RSF and offers 93 self-storage spaces. Gordon is the Arizona and Nevada broker affiliate for the Denver, CO-based Argus Self Storage Advisors.

Prime Group Holdings LLC announced the Saratoga Springs, NY-based firm’s first investment in the British Columbia market with the purchase of a self-storage property in the Vancouver suburb of Burnaby, British Columbia. The 1,018-unit facility has 67,476 rentable square feet, and also offers 63 parking spaces. Prime Storage Fund III LP made the acquisition. Prime Group recently bought its first Canadian self-storage property in the Edmonton suburb of Sherwood Park, Alberta. Versal, based in Houston, TX, announced the sale of the Nest Storage Portfolio consisting of two facilities – one in Sour Lake, TX and the other in Lumberton, TX. Nest Storage-Lumberton has 7,200 NRSF. Nest Storage-South Lake has 62 units, with room for expansion, and is 100 percent climate-controlled. Source: Versal
Marcus & Millichap
Marcus & Millichap brokered the sale of Affordable Mini Storage, which has 126 units in Refugio, about 40 miles north of Corpus Christi. The site has 2.5 acres at 908 Bayou Road and can take on additional expansion. The facility was built in 2014 and offers 14,700 NRSF. Jon Danklefs of Marcus & Millichap represented the undisclosed seller and found the buyer, Kingcrest Communities.
The LeClaire-Schlosser Group of Marcus & Millichap announced the sale of StoreEase, a 63,280-square-foot property in Middleburg, FL. Ian Lindahl, investment associate, and Adam Schlosser, senior managing director in the Denver office, represented the seller, Inkana Development, based in Alabama. Lindahl and Schlosser secured the buyer, U-Haul. Ryan Nee, senior vice president and division manager of the firm’s South Florida offices, served as broker of record. StoreEase is a single-story building made up of 444 climate-controlled units and 90 modified non-climate units.
Marcus & Millichap announced the sale of Windmill Mini Storage, a 256-unit self-storage facility sitting on 2.21 acres in Taylor, TX, which is part of the Austin MSA. Windmill’s address is 204 Commercial Drive in Taylor. Jon Danklefs and Arol Horkavy represented the seller. Horkavy also found the buyer, an LLC. The facility has 33,600 NRSF.
