Wildflower, owned by developer Adam Gordon, sold a 3,300-unit, 130,000-square-foot facility it built at 3350 Park Ave. in the Morrisania section of the Bronx to Atlanta-based Storage Post for $65 million. Wildflower bought the property in 2017 for $9 million, then developed the storage facility on the site. Source: The Real Deal

The three-story Extra Space Storage facility at 141 Kings Highway, Bellmawr, NJ, was sold for $18.9 million on Sept. 30, 2021. It previously was the site of the long-closed Pennant East and Dick Lee’s Nightclub. Source: South Jersey Observer

Storage Deluxe paid $11.3 million for a three-property portfolio that includes two adjacent warehouses turned into office space, and a parking lot at 328, 330 and 342 Northwest 29th St. in the Wynwood section of Miami, FL. Steven J. Guttman is founder and chairman of Storage Deluxe, which has no immediate plans for the site. Gabriele Braha Izsak’s Red Group was the seller; Red Group bought the properties in 2016 for $6.3 million. Tony Arellano and Devlin Marinoff with DWNTWN Realty Advisors represented the seller in the deal. Source: The Real Deal

StorageVentures, based in Greenwich, CT and led by founding partner Douglas Lee, announced its formation and two acquisitions. The company plan is to buy and manage self-storage and related properties. It has purchased Western Mass Storage Solutions in Hatfield, MA, which has 10 buildings, and has both self-storage (one climate-controlled building, seven drive-up structures, several modular storage units and outdoor parking for cars) and warehouse portions. A tenant occupies a warehouse and showroom buildings. Thirty Pines Self Storage is in Concord, NH, and is a five-building complex with self-storage (four drive-up buildings, a building to be converted to climate-controlled storage, and outdoor parking for RVs and boats), a car wash and commercial components. StorageMart has expanded into Washington state by opening a facility in Spokane. It has 47,900 NRSF and 273 storage units. Storage Shack was the previous owner. StorageMart plans to add new buildings and outdoor parking to the site. Source:  BgoSkagit!

Two self-storage facilities near Victoria, British Columbia, sold for $36.27 million. They have a total of 77,500 square feet on a combined 11.34 acres at 6822 Veyaness Road, Saanichton, BC and 1185 Shawnigan Lake, Mill Bay Road in Mill Bay. Connor Braid and Patrick Wood of William Wright Commercial were the brokers. Source: Western investor

Marcus & Millichap

Marcus & Millichap brokered the sale of a 65,700-square-foot self-storage facility, Goffstown Back Road Self-Storage in Goffstown, NH. Nathan Coe, Brett R. Hatcher and Gabriel Coe had the listing. Thomas Shihadeh, broker of record, helped close  the transaction. 

Marcus & Millichap announced the portfolio sale of AA Stor All and B’s Stor All, two storage facilities totaling 76,670 square feet in San Antonio and New Braunfels, TX. Andover Properties is the buyer. Jon Danklefs of the San Antonio office had the listing. The seller is an LLC. The four-building AA Stor All in San Antonio has 24,750 NRSF and 170 non-climate-controlled units, plus RV and boat parking. B’s Stor All, at 868 S. State Highway 46 in New Braunfels and sitting on 3.6 acres, has 237 non-climate-controlled units across six buildings (32,320 NRFS), plus RV and boat parking. 

In addition, Marcus & Millichap announced the sale of a new self-story facility in Melissa, TX. Brett R. Hatcher, Gabriel Coe and Brian Kelly had the listing and found the buyer. Tim Speck, Texas broker of record, helped close the transaction. The site has 293 climate-controlled units and 166 non-climate-controlled units, for a total of 56,525 NRSF.  

Also, Marcus & Millichap sold Freedom Mini Storage at 910 W. 29th St. in San Angelo, TX (image at top). Arol Horkavy and Jon Danklefs, had the listing. The seller is an LLC. The facility has 14,290 square feet, sits on 1.02 acres and has 72 non-climate-controlled units.
