Sold! U-Haul buys converted self-storage center in Mitchell, SD

U-Haul purchased a Simply Stor-It that’s located in the former Palace Mall at 1801 N. Main St. in Mitchell, SD. It’s the first U-Haul-operated facility in Mitchell. It has 329 units and 48 indoor parking spots, and a total of 8,800 square feet of climate-controlled space. Simply Stor. It opened in 2020 after out-of-state owners repurposed a large section of the 25,995-square-foot mall into a mixture of storage units, plus kept some existing businesses in the storefronts.

U-Haul also bought Round Rock Self Storage at 1301 Chisholm Valley Drive in Round Rock, TX on Aug. 29. Its new name is U-Haul Storage of Chisholm Valley and it will be operated remotely by the U-Haul store at 1535 Round Rock Ave. The facility has 294 units and sits on 3.07 acres. There are plans to build a U-Box storage warehouse on the property. Source: PR Newswire

Weaver Realty Group, the Florida and South Georgia affiliate of Argus Self Storage Advisors Affiliate announced a handful of recent sales:

  • St. Johns Big Toy Lockers (above) at 2771 FL-44 in DeLand, FL. The sale includes four buildings totaling 38,330 GRSF spread across 91 units and with uncovered, covered and enclosed boat and RV storage on 7.5 acres.
  • Kingsland Keeps Storage, 1301 Winding Oaks Road in Kingsland, GA. The 6.39-acre Certificate of Occupancy sale includes 40,150 GRSF, 333 units of climate-controlled storage plus an expansion opportunity totaling 20,000 GRSF.

The group also arranged the sale of two self-storage development sites:

  • A self-storage development site at 3904 N. Access Road in Jacksonville, FL. It has 1.7 acres of fully entitled land for 90,000 gross rentable square feet of self-storage.
  • The Lock Up self-storage development site at 12640 Race Track Road in Tampa, FL. The sale includes 0.5 acres of fully entitled land for 63,525 GRSF of self-storage.

Marcus & Millichap announced the sale of Bin 741 Storage (above), which has 56,900 rentable square feet at 7761 Farm-to-Market 741 in Forney, TX. Danny Cunningham and Brandon Karr, investment specialists in Marcus & Millichap’s Fort Worth, TX office, represented the seller, a Dallas-Fort-Worth-based family partnership that built the facility in 2017.
