Sold! Prime Group Holdings snaps up four more facilities

Prime Group Holdings LLC, based in Saratoga Springs, NY, announced it purchased four self-storage properties that total approximately 362,000 rentable square feet spread across 3,540 units in Florida, New York and North Carolina. Four transactions were involved in the deal through the firm’s third flagship fund, Prime Storage Fund III LP.

  • A 50,800-square-foot multistory facility in Shirley, NY in Eastern Long Island.
  • A three-building, 108,900-RSF facility in Gastonia, NC, near Charlotte.
  • A two-building 113,701-RSF site in Nanuet, NY outside of New York City.
  • A two-building, 88,700-RSF property in the Tampa suburb of Temple Terrace, FL.   

Prime Group recently closed its third flagship self-storage fund, Prime Storage Fund III LP, at a hard cap of $2.5 billion, making it Prime Group’s largest fund to date. Source: Prime Group Holdings LLC

Rosewood Property Co. purchased a new climate-controlled self-storage facility in Tucson, AZ – the company’s 80th self-storage acquisition and its second in Tucson this year. It’s located at 2538 N. Country Club Road in North Tucson (below), adjacent to Doolen Middle School. The site has 70,000 square feet spread across 746 units. Extra Space Storage will manage the site, which is the former home of the Southwest University of Visual Arts. Source: Rosewood Property Co.

Ramser Development Co., an investor, operator and developer of recreational vehicle and boat storage, industrial outdoor storage and self-storage facilities, has acquired Seminole and Patch Industrial Outdoor Storage, a 14.2-acre industrial storage asset in Orlando, FL. The site is at 6302 Seminole Ave., and 5282 and 5284 Patch Road (below). It includes 10.2 acres of managed tuck parking and two 2-acre contractor yards. The three parcels are paved, fenced and offer site lighting, electric services and water throughout. The company said new industrial development and tight vacancies in the Orlando market push demand for industrial outdoor storage space. Ramser bought the three sites from a private owner. Marcus & Millichap announced the sale of Maine Three Property Portfolio in Chelsea, ME. It has 45,690 square feet of self-storage spread across a combined 296 non-climate-controlled units. Luke Dawley, Nathan Coe, Brett R. Hatcher and Gabriel Coe had the listing. James Koury, Maine broker of record, helped close the transaction. The seller is an individual personal trust. The three properties are within 8½ miles of each other in the south central Maine towns of Chelsea and Vassalboro. Source: Marcus & Millichap
