The Roll Up: Futura completes storage facility in Orlando as part of mixed-use plan

Futura, in partnership with Linkvest Capital, completed Nona Cove Self Storage, a 90,000-rentable-square-foot-building in Orlando, FL. The four-story property is operated by Extra Space Storage Management. The facility also features 8,000 square feet of retail space that is more than 50 percent leased. The facility broke ground in 2022.

The self-storage property is part of the FUTURA at Nona Cove, a luxury 17-acre development funded by a $52.5 million loan from Berkadia. The master planned community will feature 260 residential units when fully developed and is located about 25 miles southeast of Orlando. The self-storage component was funded with a $16 million loan from ACRES Capital Corp.

In North Augusta, GA, another self-story facility is coming now that the city’s Board of Appeals granted a special exception that will allow four stories of self-storage to rise on the 3.3 acres behind QuikTrip (above). It would have between 950 and 970 units The building would have between 950 and 970 units. Source: Post and Courier

U-Haul plans to build a new retail, moving and self-storage center at East Ash Street and East Vine Street in Junction City, KS after its recent buy of 12.9 acres. U-Haul Moving & Storage of Junction City plans to finish the project as early as spring 2026. Plans call for two three-story facilities totaling 900 indoor, climate-controlled units. The U.S. Steel Building in Downtown Memphis, TN on Riverside Drive will be converted into a retail space and a self-storage facility. Owner Trip Trezevant said they’re going to “build an out parcel right here; two stories 32 hundred feet, each floor.” He first hopes to build a bank, a coffee shop or a little restaurant. East Penn Self Storage announced the opening of its newest location at 415 S. Carlisle St. in Allentown, PA. It has 296 units spread across 25,290 rentable square feet. The company, which has more than a dozen regional locations, opened its first storage site in Emmaus, PA, in 1989. Source:  WFMZ

In Wakefield, MA, the planning board voted 3-2 against a proposed zoning bylaw on March 26 that would have allowed for self-storage facilities. A self-storage facility has been pitched for 50 Quannapowitt Parkway. Capozzoli Enterprises, which operates similar facilities in Massachusetts and Florida, backs a move forward. The next Wakefield Town Meeting is scheduled for April 29. Source: Patch.com

The Milton Planning and Zoning Commission granted a one-year extension for preliminary-site plans on a YourSpace storage facility on Route 16 in Delaware. Peak Management seeks to build a 109,000-square-foot, three-story main building, along with a garage, office space and a one-story, 2,400-square-foot accessory building for more self-storage. Source: Cape Gazette

Chimney Rock Self Storage cut its number of variance requests, from 24 down to 12, as it seeks support for a 103,887-square-foot, 681-unit, three-story structure. The original proposal dropped from 129,897. Source: Tap into the Breeze

Stor-It Self Storage plans to open its sixth business location this month, this one in Port Orange, FL. The ribbon-cutting ceremony happens April 17. The owners are Scott and Todd Vanacore, owners of both Stor-It and Vanacore Homes. There are another five Stor-It sites in the area, with three in Ormond Beach, one in Daytona Beach and one in Bunnell. DeLand and Ormond Beach will also pick up Stor-It spots. The new location is at 720 Dunlawton Ave. in Port Orange. It has 100,000+ square feet and more than 600 units. Source: Store-It 

One day after recommending a “no” vote on a zoning request in Downtown Jacksonville, FL, the Downtown Development Review Board also turned down a conceptual design of the project. Meetings on April 2 and 9 planned to consider the rezoning request for the project, called the Lofts at Southbank. Source: Jacksonville Daily Record

Workers began building a two-structure storage facility in Arizona’s West Valley’s Camelack 303 Logistics Center. Phoenix-based Stevens-Leinweber Construction has announced. Brookfield Properties is developing the structure. It’s near Luke Air Force Base in Goodyear, AZ and will total more than 600,000 square feet in total. Source: KTAR News
