The Roll Up: Brewery gets upgrade as part of new self-storage project

SecureSpace Self Storage company in Walnut Creek, CA bought an old industrial and commercial building of 89,500 square feet at 2700 Mitchell Drive in the Shadelands district for about $14.3 million. It will be demolished and replaced by a new microbrewery and a storage complex. The Calicraft Brewing currently operates a small tap room on the site and will move into the upgraded 9,000-square-foot brewpub building. The three-story self-storage center would have 155,600 square feet of space available for lease.

CP Branford LLC has proposed turning a former movie theater – the Branford Regal multiplex – into a self-storage facility with 120 units in Torrington, CT. The plan would be to retain the building and add a four-story, 120-unit apartment structure, coffee shop and small restaurant on other parts of the 13.75-acre property. CP representatives presented a preliminary proposal at a Planning and Zoning Commission meeting. Planned Development District status would be needed for the entire site. Source: Register Citizen

The town of Windsor, CT approved a zoning change to allow self-storage facilities in restricted commercial zones as a new option for underutilized properties, such as office buildings. Consulting firm Goman+Yoke, located in East Hartford, CT, applied for a zone change on behalf of Targeting Centre One LLC, which owns a 97,200-square-foot office building at 1 Targeting Centre. The vacant building is in a restricted commercial zone near an area where self-storage was not allowed. Source: Hartford Business Journal

2GR Equity and Connell Realty Services Inc. finished building Long Star Self Storage, a 76,000-square-foot, 70-unit facility at 181 Cardinal Road in Waxahachie, TX. The project, about 25 miles from downtown Dallas, TX, sits on 3.1 acres and started in July 2022. Simmons Bank originated a construction loan for the project. Anderson Architects provided architectural and interior design services.

LSC Development LLC finished the ground-up construction of a self-storage facility at 550 West Old Country Road in Hicksville, Long Island, NY (above). Construction on the three-story, climate-controlled site started in Q3 2021 after almost three years of negotiations with AT&T. Contractors included Mancini Mui Architecture, Pinnacle Commercial Development and Center Bank. The building has 110,861 NRSF and 1,493 units. It is LSC’s sixth self-storage facility on Long Island, with another one under construction. Extra Space Storage will operate the facility.

Legislative

In Rhode Island, the Providence City Council banned the development of self-storage warehouses in favor of affordable housing. Councilman Miguel Sanchez said. “Land is scarce in Providence and what little there is has been grabbed up by the self-storage industry. The council has committed to moving away from these types of development projects and fully embracing efforts to build affordable housing.” Source: (WPRI.com)
