Wasatch Storage Partners of Draper, UT sold an 83,312-square-foot building at 44 Broadway in South End in Albany, NY for $12.5 million. That was more than twice what it fetched six years ago. The buyer was Life Storage of Buffalo, NY. Wasatch had owned the property since July 2016, purchasing it for $5.9 million. The building first was the headquarters of Bab-O, a home cleaning product company. In 2012, it opened as a self-storage facility (below).

The Storage Acquisition Group announced the closing of a CubeSmart-managed facility at 262 Swansea Mall Drive in Swansea, MA. It has 717 units spread across 67,155 NRSF of both climate- and non-climate-controlled space. Nearby is a regional shopping mall off of I-195. SecureSpace, based in Torrance, CA, closed on two facilities in San Jose, CA as the company purchased two StorIt Los Gatos sites and renamed them SecureSpace Farley Los Gatos and SecureSpace University Los Gatos. Both are three stories high, with addresses of 17443 Farley Road and 688 University Ave. They offer a combined 42,389 square feet, 16 rentable parking spots and 3,254 square feet of wine storage. Coldwell Banker Commercial Real Estate Group brokered the $3.4 million sale of the US 30 Self Storage site in Montgomery, IL, about 45 miles west of Chicago, IL. It has 278 enclosed units and 268 paved parking spaces for boats and RVs. Richard Faltz of Coldwell Banker Commercial represented the undisclosed buyer  Source: REBusinessOnline 

SkyView Advisors announced the sale of Extra Garage in Sarasota, FL (below). It has 208 units spread across 88,565 NRSF in eight buildings on 7.95 acres at 2024 Whitfield Park Drive C2. It is 96% occupied. SkyView is based in Tampa, FL.

Marcus & Millichap

Marcus & Millichap arranged the sale of Mid-Maine Storage, a  17,410-square-foot facility in Richmond, ME. Luke Dawley, Nathan Coe, Brett R. Hatcher and Gabriel Coe had the listing. James Khoury, broker of record in Maine, aided the transaction. The seller is an LLC. The buyer is from out of state. The facility has 154 non-climate-controlled units and three garage units, totaling 17,410 NRSF. There’s room for expansion and the existing commercial space can be turned into an on-site management office. Source: Marcus & Millichap

SnapBox Self Storage purchased a 68,440-square-foot facility in Zephyrhills, FL for $10 million. North American Development Group was the seller. The property, at 38011 Pretty Pond Road, has 523 units spread across seven buildings and sitting on 4 acres. Ian Landahl and Adam Schlosser of Marcus & Millichap represented the seller and found the buyer. SnapBox owns facilities in 10 states. Source: Multi-Housing News

Marcus & Millichap closed the sale of Climate Storage at 1547 E. 23rd St. in Lawrence, KS. It has 19,010 square feet, including 14,025 NRSF, across 214 climate-controlled units. Robert Cook and Sean Delaney had the listing. The seller is an LC. Colby Haugness, Kansas broker of record, aided the transaction. Source: REjournals
