Trojan Storage has purchased a 72,850-square-foot self-storage facility and adjoining land in the Chicago area for $11.65 million.

Marcus & Millichap arranged the sale of AAA Self Storage, located at 300 Sundown Road in South Elgin, IL. Sean Delaney, senior vice president of investments, represented the buyer and the seller, Shanahan Enterprises LLC. Trojan plans to build a three-story climate-controlled building on the 2.4 acre parcel next door. The existing facility, built in 1995, offers 388 storage units inside of eight drive up storage buildings. The facility was 96% occupied at time of sale.

The Argus Self Storage Advisors team of Kim Van Delinder and Larry Hayes of Hayes & Associates announced the closing of Montana Mini Storage in Butte, MT. It has 191 units with 26,980  RSF on 2.8 acres. The buyer is an in-state broker who intends to operate it remotely and to add more units. Source: Argus Self Storage Advisors

The LeClaire-Schlosser Group of Marcus & Millichap announced the sale of Dove Valley Outdoor Storage in Englewood, CO in the Denver MSA. Charles LeClaire and Adam Schlosser had the listing. The facility has 157 units, 391 outdoor parking spaces and 70 covered RV parking spaces. Dove Valley Outdoor Storage originally was built in 2014 on 11+ acres.

Marcus & Millichap announced the sale of Rock Hill, SC Class A C/O Opportunity, which is a 76,773-square-foot self-storage facility in Rock Hill, SC. The property will have 763 climate-controlled units and 48 non-climate-controlled units. Gabriel Coe, Brett R. Hatcher and Nathan Coe had the listing. The seller is an LLC. Ben Yelm, South Carolina broker of record, helped close the transaction.

Marcus & Millichap announced the sale of GKE Self Storage, a 17,500-square-foot facility in Blossvale, NY with 139 non-climate-controlled units. Luke Dawley, Nathan Coe, Brett R. Hatcher and Gabriel Coe had the listing and found the buyer, an LLC. The seller is an individual/personal trust. John Horowitz, New York broker of record, helped close the transaction.

Marcus & Millichap Real Estate Investment Services of North Carolina Inc. announced the sale of Allender Storage in White Marsh, MD. The facility has 472 non-climate-controlled units and 16 additional units, totaling 76,369 rentable square feet. There are 94 parking spaces for rent. Meir D. Perlmuter, Nathan Coe, Brett R. Hatcher and Gabriel Coe had the listing and found the buyer. The buyer and seller both are LLCs.
