The Roll Up: LaTerra plans $50 million storage-retail conversion in TX

Fry’s Electronics is no more – and self-storage facilities are taking over some of the big-box retailers’ former locations.

Los Angeles, CA-based LaTerra Development plans a $50 million mix of retail and self-storage to fill a Fry’s at 2488 Market Place Blvd. in Irving, TX. LaTerra and Fry’s have formed a joint venture to redevelop Fry’s real estate holdings by building retail, self-storage, and RV and boat storage (46,000). The Irving site would have more than 191,000 square feet of storage, including 46,000 square feet for boat and RV, plus 116,000 square feet of retail. Construction is expected to start in the second half of 2023. Similar projects are planned at Fry’s locations in Burbank and Sacramento, CA. Source: The Real Deal

Monroe County commissioners approved a storage facility at 594 Indian Springs Drive in Forsyth, GA on the former Paul’s So Easy Auto Sales property. It will be built at Indian Springs Drive’s intersection with Mize Street. The facility will include self-storage, RV and boat storage, and an office with warehouse space. Source: mymcr.net

The Cold Spring Planning and Zoning Board in Kentucky approved Hilltoppers LLC’s stage one plans for a seven-building self-storage facility in Cold Spring behind the Newport Elks Lodge and off of Salmon Pass. Stage one plans include a 400-square-foot office with five parking spaces and about 37,000 square feet of rentable storage space. The property also will have a six-foot fence. Self-storage is planned for the Continental Motors Co. on Detroit, MI’s east side. All the factory structures standing at 1610 Algonquin St. will be demolished, including a prominent smokestack. Anthony Scavo, COO for Miami, FL-based Basis Industrial – formerly called MCSS Self-Storage – said demolition expected to be finished by late February or early March. The new building is scheduled to be 78,000 square feet and have 641 units averaging 100 square feet in size. The company plans to file development plans soon with the city of Detroit. A three-story, 128,000-square-foot self-storage building developed by Dallas-based Montfort Capital will be surrounded by green space, including a walking trail to US 75 and Curtis Lane, where the building will be located in Allen, TX. Maxwell Fisher, of applicant Masterplan, told the Allen City Council that some office space could be used as a business incubator, citing real estate, travel, health and beauty services, financial services, fine arts, home decor and law offices as possibilities. A 72,000-square-foot self-storage business has been proposed near a residential area off McEver Road near Oakwood, GA. It would be built at 3625 McEver Road and include three two-story 24,000-square-foot buildings. Source: Allen American

In Orange, CT the Town Planning Zoning Commission approved an application to place a self-storage facility on Salemme Lane. It would have 800 to 1,000 units and one main lobby. Applicant Montar Group LLC was granted a zoning regulation change to allow storage facilities in the light industrial 2 district. Source: patch.com

Stoic Equity Partners is building a self-storage facility in Pensacola, FL that will be run virtually. Also, the company has a portfolio of StoreEase-managed self-storage facilities and will run the new store, which will have 379 units in a 50,000-square-foot building, from Birmingham, AL. StoreEase has 37 locations spready across 12 states, including five already in Florida. Source: Stoic Equity Partners

Talcott Mountain Self Storage opened at 70 Hopemeadow St. in the Weatogue section of Simsbury, CT. It has 478  units, with 160 of them climate-controlled. It also includes a drive-up option. The owners are David Richman and David Burr, and they are leasing the land from owner Mark Greenberg of Litchfield County. The one-story building was built in 2022. It has outdoor storage for campers, boats and trailers. Source: Hartford Business Journal

Ms. Lillian’s Self Storage in Blackshear, GA, opened a new location at 4588 New School Road, just outside of Blackshear and off Highway 84 near Perez Auto Sales. Source: Digital Journal

West Coast Self-Storage of Everett, WA opened a new facility, called West Coast Self-Storage Halsey, at 1530 NE 67th Ave. near Halsey Boulevard in the Madison South neighborhood of northeast Portland, OR. It has 643 units spread across 53,375 square feet of storage space. It also plans to become a U-Haul neighborhood dealer and will manage the business. The company has 110 managed and owned locations, with storage facilities in Washington, Oregon, California, Idaho and Nevada. Source: PR.com
