The Roll Up: IPC and Devon deliver two new facilities

Inland Private Capital Corp. and Devon Self Storage Holdings announced the delivery of a 799-unit self-storage property in Macon, GA, and a 777-unit property in Kenosha, WI (pictured below). These openings were the fifth and sixth self-storage redevelopment deliveries on behalf of an affiliate of IPC. Both are former Kmart locations. IPC, based in Oak Brook, IL, acquired the two single-story buildings in 2021, followed by renovation. Both developments have climate-controlled units and the Macon site also has non-climate-controlled units. Overall, IPC has 176 open properties in 30 states.

Planned

DXD Capital plans to buy 1.7 acres for a three-story, climate-controlled self-storage facility at 8001 Ventura St. NE in Northeast Heights in Albuquerque, NM. It will have 96,153 square feet, with an estimated cost of $16,074,613. There will be 819 storage units. The development is expected to open by fall 2024. In Pennsylvania, the Bristol Township Council approved Bristol Pike Storage LLC’s plan to build a 121,392-square-foot, four-story building that could house up to 900 units along Route 13 near the Pennsylvania Turnpike/I-95 site by Green Lane. SecureSpace Self Storage opened a new facility called SecureSpace Langhorne at 300 Woodbourne Road in Langhorne, PA, about 20 miles northeast of downtown Philadelphia. It has three stories of climate-controlled units. It shares access with a CarMax and a Sam’s Club. The store is in Bucks County, the third-wealthiest of Pennsylvania’s 57 counties. Store Space opened a new location at 4341 Atlanta Highway in central Loganville, GA, a suburb of Atlanta. It has 756 climate-controlled units that total 72,524 NRSF and will be called Store Space Loganville. This is the company’s fifth location in Georgia. Under construction

The Goleta Self Storage project is going up in Santa Barbara, CA, happening on 2.06 acres at 10. S. Kellogg Ave. near the campus of the University of California, Santa Barbara. It’s situated between Pacific Railroad tracks and Highway 101, just west of Highway 217 and the southbound exit ramp for Patterson Avenue. The project has three buildings, each with three levels above ground and one underground. The project is expected to open in the fall. Source: Noozhawk

A Smartlock Self Storage sign has replaced the Gordmans department store sign on the south side of Kirksville, MO. Construction of a new self-storage facility is progressing, with a goal to finish phase one by installing units inside the former Gordmans building by the end of summer. Smartlock has similar projects happening in Joplin and Moberly. Source: KTVO

Legislative

Greensburg, PA is exploring adding self-storage facilities as an allowable use in the city’s business zoning district. “We’re trying to be creative,” said Jeff Raykes, planning director.   “We’re seeing some activity for self-storage in other communities’ downtowns.” The City Council will consider making that change at its July meeting.
