The Roll Up: Former call center destined to become self-storage facility

A former call center in Menasha, WI will be converted into a large self-storage facility with the addition of up to 600 units – which may be available by May 2024 – as well as more than 100,000 square feet of RV and boat storage parking. There also will be several executive office sites. An affiliate of Phoenix Investors, a private commercial real estate firm based in Milwaukee, WI, will convert the property located at 2225 American Drive in Menasha. The existing one-story building was built in 1981 and had renovations in 1999 and 2020. Store Here Self Storage will manage the facility.

Lot 15 Jernee Mill LLC of Brooklyn, NY, seeks preliminary and final major site plan approval to put up a four-story self-storage facility at 18 Jernee Mill Road in Sayreville, NJ. The 14.2-acre site is in a Special Economic Development Zone and isn’t developed. The new building would have a 33,250-square-foot footprint for a total of 133,000 square feet. Also, 27 parking spaces are proposed. Yonkers 300 LLC, also of Brooklyn, owns the property. Source: My Central Jersey 

A new Extra Space Storage facility is coming to Newark, NJ. A joint venture of Crown Point Group Inc. and Lamar Cos. bought a land parcel and plans to build a 135,000-square-foot self-storage facility. The city council approved the construction plans. The site, a former salvage yard, sits on 1 acre. The six-story building will offer more than 1,200 climate-controlled units. The property is at the corner of Avenue L and Wilson Avenue, near the intersection of U.S. Routes 1 and 9, in the Ironbound District. Source: Multi-Housing News

 Basis Industrial of Boca Raton, FL, closed on an $8.308 million construction loan located at 1610 Algonquin St. in Detroit, MI. In October 2021, Basis Industrial purchased the land on which the storage facility will be built for $817,000. This is the company’s third construction loan closing this year. Basis Industrial plans to break ground in early October 2023 on a 78,187-square-foot facility with 645 climate-controlled units. Construction is expected to end in fall 2024. A Florida-based company wishes to put up a self-storage facility at the Hamilton West Shopping Center on North Brookwood Avenue in Hamilton, OH. But first, the city council must decide if the parking lot should be fixed and sealed, or repaved. Mark Masterson, president of Rapid Building Solutions, wants to learn what the council wants because the city’s planning commission’s directive to seal and repave the lot was vague. Source: Hamilton Journal-News

In Illinois, the Kankakee Planning Board unanimously approved a $1.2 million self-storage facility in south Kankakee. Storage of America plans a four-to-five-month construction period to rework three recently purchased vacant lots with a total of 92,600 square feet of enclosed storage. The site, in the city’s 4th Ward, takes up 5.73 acres. It would have 10 buildings. Source: Daily Journal

BestBox Storage plans to soon open four locations in northeast Houston, TX: two in New Caney, one in Porter and one off of Garrett Road in Houston. Opening in mid-October, the FM 1485 location; early December, Garrett Road and FM 1314 locations; and opening in late December, the Highway 242 spot. Missouri-based BestBox has nine facilities in total across the nation and plans to open a fifth Texas location in downtown Houston in 2024. Source: Community Impact
