The Roll Up: Hunt Midwest moves dirt on new StorTroplis facility

Real estate developer Hunt Midwest is expanding its footprint in the Kansas City metro with a new 867-unit StorTropolis self-storage facility in Olathe, KS. The project, currently under construction at 601 N Millridge Street, will be the chain’s sixth and largest facility. Strickland Construction is the builder. The 112,987-unit facility is slated to open in September 2024 and will be remotely managed by Storage Asset Management. Features include 24-hour access, climate-controlled loading bays and oversized elevators.

Inland Private Capital Corp. and Devon Self Storage Holdings converted a former manufacturing center into an 807-unit self-storage property in Warren, MI (below). Located at 23745 Mound Road, the storage center has 87,000 square feet; the manufacturing center had 94,000 square feet. About 75 percent of the units are climate-controlled. The remaining land and parking outside the facility will become exterior non-climate-controlled space and is expected to open this year. IPC operates a self-storage portfolio of 178 properties in 30 states, with an average occupancy rate of about 84 percent. Source: connectcre

SecureSpace Self Storage opened a newly built facility at 1014 Chesley Ave. in Richmond, CA in the San Francisco Bay area. It’s called Secure Space Richmond and has 120,079 square feet of climate-controlled space plus 280 RV parking spaces. The site is between Interstate 80 and Richmond Parkway. Kerdyk Real Estate arranged the $7.5 million purchase of 98,222 square feet of vacant land at 1355 NE 119 St. in North Miami, FL. The buyer was Stor-All Acquisitions LLC, an affiliate of Stor-All Storage, one of the largest privately held self-storage companies in the nation. Windsor Family Group was the seller. Stor-All plans to develop the site into 300,000 square feet of self-storage space. John-Paul Pieda of Kerdyk represented both the buyer and the seller in the off-market deal. A Route 22 landowner proposes to demolish a suburban office building in Bridgewater, NJ and replace it with a self-storage facility. Vytautas Paulius and 713 Company will appear before the township Zoning Board of Adjustment to discuss demolishing a two-story building at 1661 Route 22, with a plan to replace it with a 129,827-square-foot site. The property, which backs to Donohue Road, is assessed at $2.73 million. Source: mycentraljersey

New St. Allentown LLC seeks a variance for a proposed self-storage facility from the Allentown Zoning Hearing Board in Pennsylvania. The request asks for consolidation of properties at 615-621 New St., 623 New St. and 920 Utica St. for conversion into a 445-unit facility.

In Revere, MA, the Zoning Board of Appeals unanimously approved a special permit from the City Council plus an approval from both the Site Plan Review Committee and the Conservation Commission for a self-storage request.
