Sold! 10 Federal adds two facilities to its remotely-managed storage portfolio

10 Federal, which operates a portfolio of remotely-managed self-storage facilities recently acquired two storage properties in Tennessee and Texas. The company also announced it surpassed $16 million in Q4 fundraising with its fourth self-storage offering. The company has raised $96 million since its first offering in December 2022.

The recently finalized purchases in Greenville, TN and Seguin, TX., have been intergrated into 10 Federal’s automated management platform.  The Seguin facility is located at 720 Harry Miller Pass,  and the Greenville facility (pictured below) is at 1640 E. Andrew Johnson Highway.

Jeff Gordon of The Gorden Companies/Keller Williams East Valley arranged the sale of Valley Mini Storage in Phoenix, AZ. The price was $11.1 million. The property sits on 1.14 acres, and has 770 units spread across 61,300 rentable square feet. Gordon is the Arizona and Nevada broker affiliate in the Argus Self Storage Advisors. Source: PR.com

Missouri-based StorageMart has paid $25.2 million for two of a competitor’s properties in Crystal and North St. Paul (2315 Anchor Drive) and 5702 W. Broadway Ave. Extra Space Storage leased the properties from the seller, Adams French Property, an Indianapolis company. They have a combined 1,564 units and 159,282 square feet of rentable indoor climate-controlled options. The Crystal site opened in 2020. The North St. Paul one opened in 2023. Oakside Cos., based in Clearwater, FL, facilitated the sale of Storage Sense, located at 2150 US-70 in Mebane, NC. It was built in 2022 and has 78,225 NRSF spread across 416 units, with room for another 19,200 NRSF. Amazon, Walmart, Ford Motor Co. and Chick Fil-A are among the nearby distribution centers. Silver Star Properties REIT Inc. announced it’s buying two self-storage facilities at 2505 Southwest Freeway and 4250 Southwest Freeway inside the Loop 610 in Houston, Texas. The first property is a 51,940-square-foot, three-story building about one mile from Rice University. It’s named Kirby. The second one, Wesleyan, is a 63,186-square-foot, three-story building about one mile from the Galleria area. Advantage Self Storage has been managing the facilities. Two companies hired Absolute Storage Management to handle management services for two sold self-storage buildings. One is Oxford Self Storage at 2403 S. Lamar Blvd. in Oxford, MS, which has 523 units totaling 58,120 rentable square feet. The other is McFarland Parkway Storage at 795 McFarland Parkway, Alpharetta, GA, with 825 units totaling 104,920 square feet. Source: Absolute Storage Management

Prime Group Holdings LLC made its first Canadian self-storage purchase in the hamlet of Sherwood Park, east of Edmonton, Alberta. It’s a 64,050-square-foot single-story building at 70 Broadview Road and was built in 2018. It has a combined 472 indoor climate-controlled and drive-up units, plus 22 parking spaces. The property sits on 5 acres, and two of them are vacant for future expansion. The sales price was undisclosed. Prime Group raised $2.5 billion U.S. for the fund in January. The company exceeded its initial $1.5 billion U.S. target. Prime Group is based in Saratoga Springs, NY, with offices in Jupiter, FL as well as Denver, CO and Hackensack, NJ. Versal announced the sale of StowAway Storage in Rockport, TX, about 35 miles from downtown Corpus Christi, TX. The sale includes approximately 2.5 acres of expansion land included in the offering. This land is next to the facility. Source: Versal

Colliers’ de Jong | Becher Self Storage Group

Tom de Jong, executive vice president, and EVP Jacob Becher of Colliers’ de Jong | Becher Self Storage Group, represented the seller, CREE Investment Co. in selling Storco Self Storage at 350 Orange Ave. in Long Beach, CA. The 7.56-acre property has nearly 80,000 square feet of NRSF, with 772 storage units, 14,290 square feet of parking (with 57 spaces), two billboards and a 3,100 square-foot, fully leased commercial building, plus an approximately 2-acre industrial outdoor storage parcel at 1301 E. Spring St in Long Beach, which is leased to Rain for Rent.

De Jong and Becher also represented the seller, Barry Berman Trust, in the sale of Abby’s Mini Storage at 3311 Truxtun Ave. in Bakersfield, CA. The 7-acre property includes 22 single-story buildings.

EquiCap Commercial

Jesse Luke of EquiCap, along with Anne Williams-Blackwell of Marcus & Millichap arranged the sale of Sunshine Storage at 5821 Belleview Drive in Plaquemine, LA, which has 69,970 NRSF with 488 units.

Luke and Scott Rihm of EquiCap had the closing of StorSafe of Cary, ILL, at 8405 S IL Route 31. StorSafe has 25,800 square feet sitting on 5.61 acres there.

Luke, along with Marc Bartolini and Chris Wilbur of Entre Commercial Realty, closed on Amberstene Storage located at 7855 IL-50 in Manteno, IL. The facility has a 5.65-acre site that is improved with eight buildings with a total of 296 units, plus 20 container units and 119 outdoor parking spaces.

Rihm, along with TJ Morice and Jonathan Glassco of NIA Pfefferle, closed on Bos Creek Storage and Lake Tomahawk Storage (above), a two-property portfolio in northern Wisconsin. Bos Creek Storage, at 2610 N. 14th Ave. in Wausau, WI, features 45,960 NRSF with 197 units. Lake Tomahawk Storage, 7484 Dolhun Road in Wausau, has 44,280 NRSF with 156 units.

Rihm and Glassco closed on Hazelhurst Storage at 5701 US-51 in Hazelhurst, WI, which has 8,250 NRSF and 30 units. The site has 13-plus acres, giving the new owner the ability to expand the facility.

Marcus & Millichap

The LeClair-Schlosser Group of Marcus & Millichap arranged the sale of a Hidden Island RV & Boat Storage at 3955 S. Taft Hill Road in Fort Collins, CO (above). It has 180 spaces for RVs and boats. Thomas Parsons and Adam Schlosser, storage investment specialists in Marcus & Millichap’s Denver office, marketed the property for the seller, a local private owner, and also found the buyer, an affiliate of Ivywild Capital. The facility has one single-story building comprised of 32 inside parking units plus 148 open parking units. Ivywild is a Colorado-based boutique private equity firm focused on storage investments.

The LeClaire-Schlosser Group of Marcus & Millichap also announced the sale of Bear Creek Boat & RV Storage, a storage facility with 103,872 NRSF in Houston, TX. Dave Knobler and Charles LeClaire had the listing to market the property for the seller; they also found the buyer. The property sits on four parcels with a total of about 10.7 acres and was built in four phases between 1991 and 2012. It has 11 single-story buildings and 157 outdoor parking spaces.   

The LeClaire-Schlosser Group of Marcus & Millichap announced the sale of Storage King USA, a 55,600-NRSF facility on about 6.3 acres in Sherman, TX. It has nine single-story buildings totaling 97 climate-controlled units and 239 non-climate-controlled drive-up units. Dave Knobler and Charles LeClaire listed the property and also found the buyer, a Delaware LLC. The facility was built in 2006. There are two multi-billion-dollar manufacturing projects taking place within three miles of the Storage King.

The LeClaire-Schlosser Group of Marcus & Millichap announced the sale of Scenic Self Storage, which has a 34,770-square-foot facility near Mesquite, NV, at 3030 S. Scenic Blvd. in Littlefield, AZ. Secure Self Storage has eight one-story buildings with a total of 245 non-climate-controlled units and 109 parking units. Jordan Farrer, first vice president of investments in the firm’s Salt Lake City, UT office, and Adam Schlosser, senior managing director in the Denver office, represented the seller, a Utah-based investment group. They also found the buyer, regional storage operators with assets in Utah and Arizona. Ryan Sarbinoff, first vice president and regional manager in the firm’s Phoenix office, was the broker of record.

Marcus & Millichap announced the sale of Lock & Key Storage, which is at 6167 TX-171 in Hillsboro, TX. which has 228 units on 10.24 acres in Hillsboro, TX. Danny Cunningham, Jon Danklefs, Brandon Karr, Dave Knobler and Mixson Staffel had the listing. The buyer is an LLC in central Texas.     

Finance

Talonvest Capital Inc. and its client, Castle Hill Investors LC, announced closing on a $25.25 million loan to refinance two facilities in the Atlanta, GA area.
