The Roll Up: HPI Real Estate unveils two new facilities in Florida

HPI Real Estate announced the opening of two new self-storage facilities in Florida. One store is at 830 S. River Road in Englewood (below) and has 77,500 rentable square feet across 82 units. The other store is at 5404 S. Williamson Blvd. in Port Orange and has 75,100 rentable square feet across 829 units. Extra Space Storage is managing both of them. HPI now has 18 facilities and nearly 2 million square feet in Florida and across the Sunbelt.

Ferry Square LLC proposes to turn a vacant warehouse at 160 Dupont/294 E. Ferry St. into an ExtraSpace Storage facility, under plans that Dean Architects created, in Hamlin Park in Buffalo, NY. The planners still need Preservation Board and Zoning Board of Appeals approvals. Source: listselfstorage.com

In North Carolina, the Roxboro City Council approved a site plan for a self-storage site at 1147 Shelton Road. Plans call for 16,314 square feet of buildings with one office and five self-storage buildings. Source: listselfstorage.com

In California, the Santa Maria City Council unanimously approved a permit for a self-storage facility as part of the Santa Maria Airport Business Park Specific Plan. If the ordinance receives final approval, retail sales will be added to the uses on the 8.4-acre site. Source: Santa Maria Times

Redevelopment may be coming to a three-story self-storage facility at 72 Berlin Road, between New Road and Arlington Avenue and across the street from the Patco Lindenwold Station in Stratford, NJ. The site has been home to auto repair businesses for years. Source: 42 Freeway

Under construction

Kathy Anderson and Caillin Boles of Progress Capital obtained a $19.725 million construction loan to develop a self-store site on Rockaway Beach Boulevard (above), owned by Dino Tomassetti Jr. of Asset Realty & Construction group in Rockaway, NY. The property was purchased in 2016 as a vacant lot. The property was rezoned for a 135,719-square-foot building and construction is underway. It will have 1,000 climate-controlled units, plus three loading docks and 88 parking spaces. Source: NYRJ

Knickpoint Ventures is developing 36th Street Storage, a self-storage project that previously was a used car lot, in Miami, FL. It will have 1,160 units (98,488 rentable square feet). Knickpoint bought the 1-acre site for $4.6 million in 2022. Source: listselfstorage.com

Go Store It Self Storage, based in Charlotte, NC, opened a facility at 345 E. Ann Road (above), at the southwest corner of North 5th Street and East Ann Road, in North Las Vegas, NV. It has 717 climate-controlled units spread across 78,000 rentable square feet. North Las Vegas is one of the top five fastest-growing cities in the United States. The company is an affiliate of Madison Capital Group.

Amazing Spaces Storage Centers opened its seventh property, a 10-story building on a .67-acre lot in Houston, TX – the tallest ground-up storage facility in the state. It’s called Amazing Spaces Greenway, Upper Kirby and River Oaks. Source: listforselfstorage.com

U-Haul Moving & Storage of Apache Junction, AZ, located at 3395 S. Idaho Road, will host a grand-opening celebration from 10 a.m. to noon on Thursday, Jan. 26. The three-story building has 900 self-storage rooms, which have climate-control options. The site includes 144 covered RV spaces. It also has 650 portable moving containers. Construction started in 2018. The business includes truck and trailer rentals, boxes and moving supplies, towing equipment, professional hitch installation, U-Box containers and more. In Florida, U-Haul Moving & Storage of Palmetto, at 7735 U.S. 41, has opened a three-story, 75,561-square-foot indoor self-storage and retail facility. It has 1,200 units and climate-control options. Also, there is an 8,705-square-foot U-Box warehouse there to store hundreds of portable moving containers. U-Haul started building the Palmetto facility in 2022. Source: U-Haul
