The Roll Up: U-Haul readies new 700-unit K-Mart conversion in Indiana

U-Haul plans to open a second location on the northwest side of Kokomo, IN in a $10 million deal. The new facility will have around 700 units spread across about 40,000 square feet. The building’s total square footage is about 75,000; a retail store, rest rooms, a service bay and showroom will fill the rest of the space. It will operate in the former Kmart property at 705 N. Dixon Road and will offer storage units, moving supplies and moving truck rentals. 

The new location has been empty since Kmart closed its Kokomo location in late 2019. The Kokomo Board of Zoning Appeals gave approval for a special permit that enables the company to start renovation efforts, which are expected to take one year. The new site won’t affect the company’s current location at 3716 S. Lafountain St., which will continue to operate.

U-Haul Moving & Storage Locust Grove in Georgia, located on Tanger Boulevard, plans to open by 2026. U-Haul bought the Locust Grove property on Jan. 2. The multistory, climate-controlled building will have more than 700 indoor rooms. A retail showroom will offer boxes, moving supplies, hitch accessories, bike racks and more. Moving truck rentals, trailers, towing equipment, professional hitch installation, portable storage containers, and propane refills, exchanges and accessories also will be available.

JLL Capital Markets arranged a $17.5 million construction financing for a to-be-built self-story facility in Scottsdale, AZ. The JLL team of Kevin Mackie and Jason Carlos worked on behalf of the borrower, Clear Sky Capital, to secure the loan through Enterprise Bank and Trust. Clear Sky will be located at 16136 N. Pima Road. There are no self-storage projects in development within five miles. The four-story facility will have 1,051 climate-controlled units and 15 luxury collector car/recreational vehicle storage spaces. Completion is scheduled for Q3 2025.

The Chimney Rock Self Storage facility in Bridgewater, NJ, seeks 20 variances, along with a D variance, raising concerns from residents and board members. Snapbox Self Storage, a third-party management company, went before the Bridgewater Zoning Board in January for preliminary and final site plan approval. The three-story building would have 876 units spread across 129,000 square feet. The site has 3.44 acres.

JR Lisham, a self-storage operator of Farmington-based Connecticut Self Storage, seeks to build a new facility in an industrial area of Enfield, CT. He has applied to the Enfield Planning and Zoning Commission to build CT Self Storage of Enfield. It would have 67,230 square feet of units spread across 10 one-story buildings, plus an office at 210 Moody Road. The property is on Lot 3 of a recently subdivided property owned by Jeffrey S. Mitchell of Top-Knott LLC. Mitchell owns International Configurations Inc., a plug and wiring manufacturer who is building a 13,900-square-foot addition to an existing 28,000-square-foot warehouse and distribution center on Lot 1 of his Moody Road property. The original warehouse was built in 2008 and sits on 21.2 acres at the intersection of Moody and Taylor roads.

A new building operating under the SecureSpace Self Storage brand opened in San Bernadino, CA. InSite developed the 87,365-square-foot property. The facility has three buildings and sits on 4.3 acres at 1300 E. Highland Ave. in the Inland Empire market. Construction began in April 2023, after the development secured a $9.5 million construction loan from Valley National Bank

One Stop Self Storage announced the opening of its largest facility at 3742 W. Wisconsin Ave. in Milwaukee, WI.

Mouser Self Storage, located at 4500-4584 JD Mouser Parkway in Alvarado, TX, has added more than 300,000 square feet of office/warehouse space to its 917 Industrial Park. The company also installed a new security system as well, adding gated access, round-the-clock video surveillance and NokeONE Smart Entry (a Bluetooth electronic lock accessible by phone. All units are at ground level. The facility also has parking for boats, car storage and RVs. RDS Real Estate operates both the storage facility and the park complex.
