The Roll Up: Superior Spaces seeks approval for facility in Dexter, MI

Dexter, MI may be getting its first self-storage facility inside city limits, comprised of 338 storage units plus three multi-tenant buildings. The city’s planning commission voted in favor of the project – called Superior Spaces – on March 4. Ryan Joss is owner and operator of Superior Storage Group, which backs the project. Next up is a review by Dexter’s city council. The project site has been proposed for a nearly 7-acre site on Bishop Circle West, inside the city business park. The project would be developed in two phases, finishing in three years.

In Indiana, the Zionsville Town Council approved an amended rezoning to rural general business district for a self-storage facility on a 10-acre site along Oak Street. National Retail Development LLC was the petitioner and spoke to the Board of Zoning Appeals about the matter on March 6. National sought an exception to permit a self-storage development at the site east of Stonegate Drive. The petitioner now is expected to present a development plan to the plan commission. In Kentucky, the Campbell County Planning and Zoning Commission approved a zone change for an RV storage facility in an unincorporated county area. It’s a father-son effort involving Kevin and Josh Spaulding with US 27 Red Barn LLC. Kevin Spaulding plans to put up a self-storage facility with long-term recreational vehicle storage, contractor storage and an area in the back for his business. The area is comprised of about 10 acres in unincorporated Campbell County near the intersection of Plum Creek Road. Madison Capital Group and BCDC broke ground on Go Store It Self-Storage Charlottesville at 664 Rio Road W. in Charlottesville, VA, a 704-unit, five-story facility. It’s the joint venture’s second such project in the market. The building will have five stories and 92,000 gross square feet. The development team includes BenCo Construction, general contractor; JMN Architecture and Shimp Engineering. United Bank provided financing and completion is planned for early 2025. Inside a 3-mile radius of the project, five other self-storage facilities totaling a net rentable area of 280,000-plus square feet offer 7.8 SF per capita. Source: RE Business Online

Extra Space Storage is building a new storage center at 4161 W. Hillsboro Blvd. in Coconut Creek, FL. It will have about 170,000 square feet and 1,400 units, taking over the former Workingman’s Nursery space. Once it’s done, it will be one of nine storage facilities in the city. A four-story, roughly 89,000-square-foot self-storage at 5479 Wiles Road is also going up across from Monarch High School. Source: TAP Into Coconut Creek

Diamond Point Development LLC announced the opening of a CubeSmart Self Storage at 1998 South Road in Poughkeepsie, NY. Diamond partnered with Castle Hill Investors LLC on the 90,000-square-foot deal, and the building will have 640 units spread across 67,000 rentable square feet. The facility is across the street from the former site of Osho Japanese Steakhouse. CubeSmart will be the property management company. Brothers Jason Sommer and Aaron Sommer of Diamond have developed properties in two other Upstate New York cities, Schenectady and Kingston.
