The 360 CB Fund I, based in White Plains, NY, wants to foreclose on a 1,182-unit self-storage project in New Rochelle, NY, claiming it’s owed more than $2.7 million by New Rochelle Birch Development LLC and Ira Schwartz, a managing partner who guaranteed the loan.
The developer had planned to build a $25 million ExtraSpace Storage warehouse at 2 Birch St., near a New England Thruway interchange, Kings Highway and Main Street. The New Rochelle Development Agency approved $2.5 million in tax subsidies. Construction was slated to start in 2018 and be finished by the end of 2019, but the loan was extended four times. The former Governors Motor Inn, vacant since 2010 after a fire, will be demolished and replaced by four self-storage buildings at 2501 and 2505 Western Ave. in Guilderland, NY. One building would have both temperature-controlled and non-temperature-controlled units; the other three structures each would have non-temperature-controlled units. Each building will have one story, and building one would be 26,775 square feet, two would be 9,600 square feet, three would be 6,750 square feet and four would be 4,200 square feet. City and county commissioners will consider an application for Storage One Inc., which specializes in miniature warehouses, to rezone 10 acres behind Armuchee Self-Storage at 4753 Martha Berry Highway in Rome, GA. The company would like to rezone 10 of its 53 vacant acres to the west of Stonegable Drive from suburban residential to heavy commercial. Storage One then would build additional warehouse units. A new self-storage project is planned at 1180 Walnut Bottom Road on a former Kmart site in Carlisle, PA. The South Middleton Township supervisors approved a conditional-use permit for Amerco Real Estate Co./U-Haul Co. of Harrisburg. A vacant commercial warehouse building at 40 Pullman St., Worcester, MA, will be converted into a 49-unit self-storage facility. That three-story building has 86,009 square feet and was built in 1900. The Zoning Board of Appeals approved two special permits and a variance for the project. O’Brian Commercial Properties of Concord is the developer and property owner. The project also will include 4,900 square feet of 10-by-10 outdoor units. Source: Worcester Telegram
In Maryland, there’s some intrigue into why the Schenuit Rubber Tire Factory, a historic three-story building at 1750-60 Union Ave., may be converted into a self-storage facility -- and why Baltimore’s Commission for Historical & Architectural Preservation can’t do anything about it. The area surrounding the factory officially became a local historic district recently. That usually means CHAP must approve changes for buildings inside the district, up to and including demolition. CHAP also must review and approve any new plans for buildings in a historic district.
But the Schenuit building was exempted from CHAP’s review because of a last-minute amendment to the bill that created the district. Strip mall developer Klein Enterprises asked to be excluded from CHAP oversight so it could build a self-storage facility. District Councilman Leon F. Pinkett III introduced the amendment, which said “any building that has received Site Plan Review Committee approval on or before October 10, 2018, is not subject to CHAP approval” even if construction hadn’t begun on the project in question, said BaltimoreBrew.com. The Site Plan Review Committee approved plans for the Schenuit building before the October 2018 deadline. The board now is legally blocked from reviewing plans for that part of the historic district. Personal Mini Storage of Orlando, FL, has finished expanding its Clermont, FL facilities at 211S U.S. Highway 27. The expansion added 268 units totaling 34,624 square feet. In Washington state, West Coast Self Storage West Seattle opened two facilities on Aug. 5. One is at 3252 Harbor Ave SW in the North Admiral neighborhood of West Seattle, with 857 units. There are plans for it to offer U-Haul moving truck rental services. The other is at 3001 S. Mullen St. in the Firecrest area of Tacoma. Source: Patch.com
The Haverhill City Council unanimously rejected U-Haul of Eastern Massachusetts’ plans for RiverEdge Plaza. U-Haul wanted to buy and renovate the former Building 19 property at 211-219 Lincoln Ave. for self-storage. It also wanted to place storage containers and rental trucks in the 8,000-square-foot parking lot. A 73,500-square-foot facility will be built as part of a new light industrial park, called Freestate Business Park, in Baltimore, MD. The park, which will have about 130,000 square feet in total, will be built on a 14-acre parcel in Cecil County, and plans also call for putting up three light industrial buildings and office space, all on spec. Self-storage units, along with warehouse and office space for the service and construction fields, are being considered for a proposed project along southbound Route 1 near the Cave Neck Road intersection in Delaware. Alice Robinson Trustee seeks a rezoning from AR-1, agricultural residential, to C-2, medium commercial. The project would be adjacent to the new Route 1-Cave Neck Road interchange and calls for seven 2,400-to-3,000-square-foot warehouses, plus about 6,000 square feet of self-storage units and three offices of 900 square feet each. The Planning Commission in Charlestown, RI, will pick up discussion about a proposed new self-storage facility at its Aug. 24 meeting. VLJ Realty LLC, led by James Mara, has applied to build the 60-unit East West Storage at 5682 Post Road. The project has gone through the pre-application process. Among the issues to discuss are that the 25-acre parcel includes 1 acre of freshwater wetlands, and that the property abuts land owned by the Audubon Society of Rhode Island. The Westerly Sun
The first phase of the $40 million Village Center redevelopment project in Rochelle Park, NJ, near the Garden State Plaza, is underway. The project, called Village Center of Rochelle Park, will have 100,000 square feet of self-storage, a 160-unit apartment building, and 8,000 square feet of retail and dining space. The 7-acre site also will have a public park. Construction began in May on the self-storage facility, which is scheduled for completion in December. Source: northjersey.com
Village trustees in Glen Carbon, IL laid over a special-use permit and preliminary plat for a self-storage facility until their July 28 meeting. The facility would go up on eight acres at 5222 Chain of Rocks Road, on Glen Carbon’s border with Edwardsville. The property is zoned general commercial. Lirim Selimi is the owner. The Glynn County Islands Planning Commission will consider a rezoning request to allow a self-storage facility on Hamilton Road, just off Sea Island Road in Georgia. Kirk Watson of Victory Storage Co. seeks to build a three-story building at the southwest corner of Hamilton Drive and Wellness Way. Metro Storage LLC has opened a new facility at 3963 U.S. Route 1 in South Brunswick, NJ. It has 75,000 rentable square feet and 688 units The facility includes a multistory, climate-controlled building as well as three single-story, non-climate-controlled buildings. StorQuest Express opened on 4 acres at 161 Oakwood Drive in Kissimmee, FL. It’s located behind a Bank of America building. It has 64,361 rentable square feet; the facility has five single-story buildings completed earlier this year. The William Warren Group Inc. owns StorQuest and bought the site for $525,000 in 2018. Washington Property Co. of Bethesda, MD, completed an 87,723-square-foot, 720-unit self-storage facility in Rockville, MD. The units are climate-controlled and the building includes 51 drive-up units. The $15.6 million project shares a location with another storage facility, which WPC converted from an 82,000-square-foot office building at 4 Research Place in 2016. Protestors are trying to halt construction of a Bethesda Self-Storage facility in Bethesda, MD that they claim is on the site of the Moses African Cemetery – a burial site for former Black slaves and a mass grave.
The Bethesda African Cemetery Coalition, which is comprised of anthropologists, religious leaders and local historians, has held a protest and press conference near the cemetery. They seek a moratorium to stop construction and ask officials to return the site to the Macedonia Baptist Church, one-time owner of the cemetery. The facility is being developed by 1784 Capital Holdings, which paid $11 million for the 1.5-acre parcel in 2017.
Advocates say the burial ground extends to where construction is going on, in what’s called Parcel 175. “There’s never been a delineation of (exactly) where the bodies are,” said Marsha Coleman-Adebayo, president of the Bethesda African Cemetery Coalition, which is trying to preserve the burial ground, according to dcist.com.
“They’ve got this really heavy equipment and they’re just pounding the soil, digging down maybe 30 feet or more, which is where they might be encountering or hitting remains,” Coleman-Adebayo said.
Bethesda Self-storage said it’s not building on the burial site and that it has an archaeologist on-site to make sure federal and state laws are followed.
Village trustees in Waukesha, WI are considering two proposals to build new self-storage developments. The first proposal, called Sunset Self Storage, is for a 44,300-square-foot, 11-building, 250-unit complex at the northwest corner of Highway 164 and Townline Road. The second proposal, from StorageShop USA, is for a 12-building, 24-unit storage facility at the corner of Big Bend Road and Wilmot Drive. The units would be for general storage, but also for contractors, small businesses and hobbyists. Each 1,250-square-foot unit will have an office, restroom and multipurpose storage and/or shop room. A closed K-Mart may become a 98,451-square-foot indoor self-storage facility at the Toll House Plaza Center on Bridgeton Pike in Mantua, NJ. The center’s owners and developer will be at the Mantua Planning board meeting on July 21. Source: 42 Freeway
Applicant Patrick Laughlin was given a conditional-use permit to build a 116,475-square-foot self-story facility at 1434 E. Main St., Woodlawn, CA. The permit covers 6.7 acres, including space for retail and apartments. The development will include a 5,121-square-foot two-story office and managers unit off of East Main. In Virginia, the Vienna Town Council approved a rear-wall waiver, loading space modification and a landscaping plan for a proposed CubeSmart self-storage facility at 223-241 Mill St., N.E. A new four-story, 1,150-unit, 131,084-square-foot building would replace the Bassford Warehouse, a one-story building that went up in 1964. Source: Inside Nova
The remaining 28 acres of land that belong to Mason Lakewood Farms in Mason, OH, will become a 100,000-square-foot indoor self-storage facility that also will have room for RVs, boats and campers. There’s such a thing as getting too much help.
The St. Louis County Council in Missouri voted 7-0 to reject a zoning variance that would have enabled the building of a 90,000-square-foot self-storage warehouse facility and offices on a vacant 4-acre property on Lemay Ferry Road.
What made this otherwise-ordinary council vote different was that Steve Moore, director of programming and operations at KMOX (1120 AM), asked a few of his well-known on-air personalities to lobby the council in favor of approving the zoning change.
Talk show hosts Charlie Brennan and Mark Reardon, and sports director Tom Ackerman, agreed to do so and wrote letters in favor of the zoning change.

“After the meeting, County Councilman Ernie Trakas, a Republican whose 6th District includes the property and who opposed the rezoning, questioned whether it was proper for members of the media to make statements on behalf of their boss on a personal financial matter.
“‘How is it appropriate for three on-air personalities, none of who live in District 6, or live near this site, or have even gone and looked at it, to opine what should or should not go in there,’ Trakas asked. ‘I’d say that even if one of them lives in District 6, they would have to really pause and decide if this is something that’s appropriate for a media person to do.’”
Moore’s father was Carl Moore Jr., who died last year. Carl Moore and his widow, Sylvia Moore, had the site under contract for three years, pending approval of the zoning change that didn’t happen.
Steve Moore said the broadcasters were just three of dozens of people had emailed asking for help.
Reardon told the Post-Dispatch: “The fact that the primary opposition to this plan is Councilman Trakas (who) has a record of not allowing these storage units in his district is ludicrous. This is another example of how poorly government actually runs.” Source: St. Louis Post-Dispatch

The company bought land on the south side of CR 16A and the north side of SR 16, and plans a three-story, 1,000-unit building that it expects to finish by fall 2021. U-Haul bought a 5.59-acre parcel of land at 1519 Beasie Road, just west of Interstate 24 in Murfreesboro, TN, and plans to build a moving and storage facility there. InSite Property Group plans to build a four-story, 155,000-square-foot, 1,200-unit SecureSpace self-storage facility on a 3-acre site it just purchased. All units will be climate-controlled. It’s located about 2 miles from Rutgers University at 619 Somerset St. in Somerset, NJ. The building will include a retail drive-through element. The project is scheduled to open in Q3 2021. A mixed-use development that will include seven stories of self-storage and parking is coming to the Channel district of Tampa, FL. Lincoln Property Co. of Dallas, TX, is backing the project, called Aspire Channelside. A 15-story building will include a residential tower with a maximum of 330 units at the corner of Meridian Avenue and East Whiting Street. The storage portion also will have ground-floor retail. Brookwood Properties LLC plans to open a self-storage facility at 4618 San Pedro Ave. in San Antonio, TX this month. It will have three stories, 119,000 square feet and 900 climate-controlled units. Storage Solutions has filed an application to build a self-storage site in Spokane Valley, WA. Pacland, a site and development consulting firm, filed the application on behalf of Storage Solutions. The project would include the self-storage facility, office space, an RV wash and a coffee stand at 19311 E. In Michigan, the Livonia Planning Commission recommended approval for a new self-storage facility for the space formerly taken by a Toys R Us store at 29150 W. Seven Mile, east of Middlebelt. Mini-West Storage held a groundbreaking ceremony June 25 for an expansion of its self-storage facility at 1400 N. 45th St, Corsicana, TX. The expansion will have 39,905 square feet and add 278 units, some climate-controlled. That will give the facility, which opened in 1987, just over 1,000 units. Life Storage Inc. is managing two new self-storage facilities, one at 11100 Linpage Place in St. Louis, MO and the other at 1485 N. San Benito Drive in Gilbert, AZ. Heartland Cos. LLC opened the St. Louis site, which has 790 climate-controlled units and 118,000 square feet in a single story, as well as 100 RV or boat storage spaces. In Florida, the Palm Beach Gardens City Council approved on first reading a 74,936-square-foot self-storage facility plus a 1,229-square-foot accessory office on the northeast corner of Northlake Boulevard and Interstate 95. The $8 million project would replace the former Crunch Fitness gym, which will be leveled. Construction will begin in early 2021. It will take about 10 months to complete.
The Chesterfield County Planning Commission unanimously approved the newest version of the Courthouse Landing development in Virginia. The $165 million development would be located on 122 acres southeast of the Route 288-Iron Bridge Road interchange. Facilities included 115,000 square feet of storage space. The City Commission in Winter Garden, FL, will consider a self-storage development project when it meets June 11. The city gave preliminary approval to zoning changes that will allow a 114,641-square-foot self-storage space on Beard Road. The project would have a three-story main building plus five single-storage structures, surrounding an internal vehicle-storage area with canopies. A new self-storage facility may be coming to Hickory Ridge Road in Memphis, TN. Florida-based Mustard Street Management spent $1.1 million to buy the 124,000-square-foot former Sears store at the intersection of Ridgeway Road and Winchester. The store closed in 2013. U-Haul Storage of Downtown Dayton, OH has opened at 360 S. Main St. It has an 83,000-square-foot building that houses 350 new indoor self-storage units. U-Haul purchased the building in 2017; the site has been vacant since about 2010. More renovations will add another 250 units. Source: Dayton.com
Also in Ohio, Synergy and Mills Development opened Stealth Storage on June 1 at 60 Harbert Drive in Beavercrook. The $4 million project is being done in stages. Phase one has five buildings with 210 storage units. Phase two goes up in the next six to 18 months, adding four buildings. Upon completion, the site will have about 64,000 square feet and 455 units, some of them climate-controlled. The business sits on 4.5 acres. The development includes a retail building, with Xcel Sports Medicine and soon-to-arrive Cleopatra Paradise Nail Spa, plus another 3,800 square feet to fill. Source: Dayton Business Journal
NorthPoint Development, the parent company of Beyond Self Storage, plans to build a 129,000-square-foot self-storage facility on 1.14 acres at 1541 Ridgely St. in Baltimore, MD. NorthPoint filed a redevelopment waiver notice related to stormwater management. The project comes at a time when there’s development going up, such as a TopGolf and a possible concert venue, that’s related to the nearby Horseshow Casino. NorthPoint is based in Kansas City, MO. An Extra Space Storage has been approved for 3445 Plymouth Street in the Murray Hill section of Jacksonville, FL on the site where a Jones College campus was demolished. It would be three stories and have 788 units in almost 98,000 square feet. The $5.83 million project is at northeast Edgewood Avenue South and Plymouth Street. The River District Board in Sacramento, CA, has invited two parties that seek approval for self-storage projects to make presentations at its next meeting – although the odds seem to be against them. The board already has voiced concerns about the proposed projects: on a 3.8-acre site with a fire-damaged warehouse at 701 Dos Rios St., which would have hobby condos; and a separate 3-acre plot cleared of closed restaurants on Bercut Drive, which would have more conventional self-storage. “They don’t really bring a lot of life to the district,” said Jenna Abbott, the district’s executive director. “We want to be more of a mixed-use district.” Source: Sacramento Business Journal

The Town of Hempstead Industrial Development Agency is reviewing tax incentives for a 140,000-square-foot, $25 million storage facility on Merrick Road. Storage Deluxe, acting as 750 Merrick Road LLC in Valley Stream in New York’s Long Island, has asked for a 10-year payment-in-lieu-of-taxes deal, plus sales and mortgage recording tax exemptions. The Roseville Planning Commission unanimously approved a seven-building project at 8151 Industrial Ave., with two two-story and five one-story buildings. Also in California, planning commissioners unanimously said “no” to a conditional-use permit for the three-story Greenspace Self Storage at 9480 E Stockton Blvd. in Elk Grove, CA. They cited problems with the size and visibility, such as the building being visible from Highway 99 and the presence of two residential neighborhoods on the property’s border. The building would have gone on a 3.07-acre site, with about 1,000 units and 133,468 square feet, plus 24 parking spaces.
SmarterSpace Storage is expected to finish construction of a three-story self-storage facility in June at 6589 S.W. Archer Road, Gainesville, FL. It will have 748 climate-controlled units, 47 drive-up non-climate-controlled units and 21 parking spaces for boats and RVs, with a total square footage of 98,450. All Storage has opened two new locations, one at 3300 Basswood Blvd., Fort Worth, TX, and the other at 3251 N I-35, Denton, TX.
The Fort Worth site will have one three-story building, 144,000 rentable square feet and 1,156 units. The Denton location will have a four-story building, 140,000 rentable square feet and 1,160 units.
The company also is developing three other self-storage facilities, all in Texas:
- All Storage Saginaw, 1400 Old Decatur Road in Fort Worth, will have 236,100 square feet and 1,437 units in three stories. It’s expected to open this spring or summer. It offers access to 35W, Pioneer Stadium, Tarrant County College Northwest Campus and Marine Creek Lake Park.

Brookwood Properties LLC is building three self-storage facilities in Louisiana – in New Orleans, Jefferson and Kenner. All three projects have Rosehill Construction LLC as the builder and Buffalo, NY-based Life Storage will manage each site. Brookwood and Rosehill are both based in Baton Rouge, LA.
- The New Orleans site is at 10301 I-10 Service Road. It will have 115,000 square feet and 915 climate-controlled units. It will open in Q1 2021.
- The Jefferson location is at 455 Jefferson Highway and will have 146,000 square feet, with 1,160 climate-controlled units. It will open in Q1 2021.

Brookwood Properties will hold a grand opening this month of a four-story, climate-controlled location at 100 Rushing Road in Denham Springs, LA. It will have approximately 105,000 rentable square feet and 1,100 units. This facility is the company’s 50th location.
Also this month, the company will open a three-story, 940-unit climate-controlled facility at 4618 San Pedro Ave. in San Antonio, TX. It will have approximately 90,000 rentable square feet. Oakland Park Storage Builders LLC, managed by Richard Beavers of Ocoee, FL-based Self Storage Associates, has applied to build a six-story CubeSmart facility at 880 W. Prospect Road that would include a fire station on the ground floor. The overall facility would total 97,357 square feet, including 86,542 square feet for self-storage and the 10,825-square-foot fire station. Liberty St. in New Orleans. The units will be climate-controlled. Because of social distancing rules, city commissioners in Haverhill, MA, postponed an April 14 meeting that was scheduled to include dealing with U-Haul’s plan to renovate the former Building 19 into 81,000 square feet of self-storage, 10,000 square feet of warehousing and 25,000 square feet of showrooms. Hawaii Self Storage plans to build a self-storage facility in Iwilei, which is close to downtown Honolulu, in a second development phase of a $10 million project. The company began renovating a shared part of the building at 909 Dillingham that will add about 75,000 square feet of storage on two levels. It will go behind the Quiktrip on the northeast corner of 143rd Street and Kellogg. JNH Co. is the general contractor and construction is expected to finish the $2.4 million project in October.

A three-story self-storage facility has been proposed for New Brunswick Avenue in the Hopelawn section in Woodbridge, NJ. 112 New Brunswick Properties Urban Renewal wants to tear down a 3,891-square-foot, single-story building and build a 128,366-square-foot (124,766 square feet for storage), three-story mixed-use building at 112 New Brunswick Ave. and 105 Juliette St. It would have about 3,600 square feet of ground-floor retail space. The teardown is the former home of Cypress Transport Co. and Prang Trucking. Remediation would be needed for what is a brownfield site. A public hearing about the project takes place on March 4. In a unanimous vote, the City Council in Parma, OH, mandated a six-month moratorium for opening new self-storage facilities. The city council in Smithtown, NY, on Long Island, may be voting in March on a proposal to limit mini warehouses to industrial districts and to change a height restriction for such buildings. Town Planner Peter Hans said it’s an attempt to keep storage facilities out of downtown in favor of retail and office space. Current zoning rules allow the storage facilities in central business districts and industrial districts. Jeff Gordon of Eagle Commercial Realty Services in Phoenix, AZ, handled the Jan. 8 sale of 4.75-plus acres of development land to PremieRVehicle, which currently has 465 covered spaces and plans to add an unknown number of new ones. Construction is expected to finish by year-end, Gordon said. He is the Arizona broker affiliate of Argus Self Storage Advisors, which is based in Denver, CO.
A $9 million redevelopment project that will include a My Space self-storage facility and retail will replace the Sacred Heart Catholic Church in Roseville, MI. It will be demolished later this year or in early 2021. The Roseville City Council unanimously approved a conditional rezoning for a 116,700-square-foot storage facility at the corner of Gratiot Avenue and Utica Road. The project will attempt to preserve the church’s bell tower or otherwise build a replica. The self-storage structure will have both three-story and single-story areas. U-Haul has taken over a 9.38-acre property that includes a closed Kmart store, now called U-Haul Storage at Jolly & Cedar, at 5400 Cedar St. in Lansing, MI. It will be managed by the U-Haul facility at 56020 S. Cedar. U-Haul plans to add about 800 climate-controlled indoor self-storage units to the 119,791-square-foot building. In the ecofriendly category, it will add a bike rest area where people can use free tools and benches to work on their bikes. Three closed Pick ’n Save grocery buildings in Milwaukee’s western suburbs have been sold, and a Florida investor plans to convert the one in Delavan, WI, into a self-storage facility. Ted Filer, managing partner of the investment group that spent $3.73 million for the Delavan site at 207 S. Wright St., plans to repurpose the 37,800 square feet of the former grocery store as a CubeSmart facility. He also will seek other tenants for the remaining 32,700 square feet of the building. There’s a battle going on in the Seattle area over the fate of a proposed self-storage facility.
Urban Bainbridge (Seattle-based Urban Self Storage Inc.), which wants to build a facility on Day Road in the city of Bainbridge Island, WA, is suing the city, claiming it unlawfully approved a six-month moratorium that has stopped its development plans.
The company, which runs 51 locations in Washington state, filed the suit Dec. 16 in Kitsap County Superior Court.
In November, the city council approved, by a 5-2 vote, the moratorium for self-storage projects on the island. The item was added to the Nov. 26 agenda without any notice to the public or a public hearing (there will be a public hearing on Jan. 14), according to Urban Bainbridge.
The company said the city’s planning department sent it an email after the moratorium vote, saying the project was not vested under the previous department development regulations.
Urban Bainbridge said that was different from what city officials previously had told it.
“The city’s refusal to now accept and process further application materials from (Urban Bainbridge) on the theory that its application was incomplete and not vested was arbitrary and capricious, illegal, in excess of the city’s authority, and intended solely to prevent (Urban Bainbridge) from completing its vested application prior to the effective date of the city’s new moratorium ordinance,” the lawsuit said. Timothy James, former owner of the now-closed Atrium Garden Center in Kildeer, IL, seeks to open a Store More self-storage facility near Wauconda. He presented the plan during a hearing before Lake County’s Zoning Board of Appeals. James has bought a nearly 23-acre site at 25250 W. Old Rand Road, east of the Messiah Lutheran Church. He wants to build the facility on the southern portion of the site. It would include garages for personal storage plus outdoor storage areas for boats and recreational vehicles. Storage Authority opened phase one of a new franchise-owned self-storage facility, Storage Authority Monmouth Road in Millstone, NJ. Its total space will be 83,375 square foot. It’s the company’s fifth open facility, with the others in Connecticut, Florida, New Jersey and Texas. Also, the company is building a new facility in Land O’ Lakes, FL, that will open in summer 2020. In addition, Storage Authority Walters Road in Houston, TX and Storage Authority Mulberry, FL both opened in April. Each has rented out more than 550 units and plan to start phase two construction in the first quarter of 2020.

La Crosse Indoor Self Storage opened Oct. 16 in about one-third of the former SkipperLiner boat manufacturing building at 123 Marina Drive on French Island, WI. The Coon Rapids City Council voted Oct. 15 to ban any new outdoor self-storage facilities in the city. Currently operating outdoor facilities may continue to run in the Minnesota city. Last February, the council put a moratorium in new self-storage sites, and renewed it for another six months in August. Omaha-based McGregor Interests Inc. is working on one conversion, two expansions and a new building at sites in Nebraska and Iowa. In one expansion, it will add 35,000 square feet to Old Market Mini Storage at 501 Pacific St. in Omaha. The second expansion will add 68,000 square feet, including outdoor vehicle storage, to the former Crescent Ridge Mini Storage at 3319 Ute Ave. in Waukee, IA. The company also bought a 92,000-square-foot industrial building at 301 S. 74th St., Omaha, and plans to convert it into self-storage. Finally, the company has begun building a new facility of 85,000 square feet at 11163 S. 168th St. in Omaha. In Bristol, TN, developer Steve Johnson of Johnson Commercial Development, unhappy that city officials wanted to study whether or not a tax increment financing incentive was needed to help him redevelop a former Kmart site, dropped those plans and instead will sell the former Kmart property to U-Haul. The sale is expected to close in early 2020. Johnson sought a $1.7 million TIF from Bristol to help finance the $9 million project that would have new retail stores. He was displeased that a study to decide if the project could be completed without a TIF took more than three months. The planning commission in Bristol, TN, approved a special-use permit that enables U-Haul to rework a former Kmart property for indoor and outdoor self-storage, plus truck rentals. It would have 65,000 square feet and about 750 to 800 climate-controlled indoor storage units.
Steve Johnson and his company, Johnson Commercial Development, own the property. He has pursued a $1.7 million tax increment financing incentive from the city of Bristol. A study began in mid-July to decide if redevelopment of the Kmart could happen without a TIF, but it hasn’t been completed.

In Kansas, the Overland Park City Council took actions that may result in having a new self-storage facility. The council put the Metcalf Crossing project back on track, giving developer Wes Grammar until Feb. 1, 2020 to begin construction that will include a self-storage building, car wash and office space; the self-storage facility must finish construction by December 2020. The council also approved a new financing plan for the site, and it’s contingent on the demolition of two derelict hotels, closed since 2017, at Shawnee Mission Parkway and Metcalf Avenue. A new self-storage facility of 115,000 square feet and 1,000 units, which will have 26 executive office suites, is coming to Oro Valley in the Tucson, AZ area.
The town council approved rezoning about 5.7 acres near North Oracle Road and West Calle Concordia to back this project. The new building, estimated to cost $13 million, will be adjacent to the Oro Valley Aquatic Center and James D. Kriegh Park.

A Woodland Hills, CA company plans to build a $10 million self-storage facility in downtown Tulsa on property bought from BH Media Group Inc., owner of the Tulsa World. DealPoint Merrill LLC plans to open the storage center in May 2020.
