Nice place.
What's the possibility of some type of garbage/refuse receptacle outside on the premises? Some people are a little messy with their food wrappers & waste. I would've picked it up, but there was no place to put it except in my car & I didn't have a trash bag with me. I didn't want to carry that crap to the garbage can in the restroom without gloves or a scooper of some type.

incentivize longer term renters
My suggestion would be to keep longer-term residents by incentivizing those who stay longer rather than just a one or two-month incentive in the beginning. This creates loyalty and reduces the constant change over of units.
